Updated 26 October 2026. We read the developer's website and brochure, the launch report and the listing pages that rank for this project. The Haryana RERA portal was down, so the registration number above comes from the developer's brochure, not from the portal.
What is Roots Courtyard 2?
- Developer: Roots Developers Pvt. Ltd., a Gurugram group whose history runs from mining and stone crushing in 1981 to roads, ready-mix concrete, warehousing and real estate (Roots Developers website, opened 26 October 2026). Roots Courtyard 1 dates from 2010.
- Land and licence: 12.447 acres in Sector 95A under licence no. 2570 of 2022 dated 1 February 2022, as stated in the brochure disclaimer.
- Plots: 198 residential plots of 147 to 179 sq yards, according to the brochure. The developer's website says 197 plots, so confirm the count on the RERA certificate.
- Plot sizes in square feet: about 1,323 to 1,611 sq ft, our conversion at 9 sq ft per sq yard.
- Planned use: the brochure says each plot is designed for a 3 BHK home on every floor, which points to a builder-floor style low-rise.
- Financing note: the brochure states the project is funded by CGHFL.
Roots Courtyard 2 Phase 3: what changed in October 2026
Phase 3 opened after the earlier phases sold out (Realty+, 23 October 2026). In the same report, director Jitender Yadav said buyers have become more cautious and value-conscious, and look closely at a developer's track record and delivery timelines. The report does not give a Phase 3 plot count, price or booking figures. Ask for the Phase 3 plot list with numbers, sizes and the price per sq yard in writing.
What is the price of plots in Roots Courtyard 2?
The developer gives price on request. Listing sites differ, and none is a developer price list:
- From about ₹2.61 crore, 198 units, launch dated March 2025 (RealEstateIndia listing).
- About ₹2.43 crore at the low end, with other listings at ₹2.62 crore to ₹3.11 crore (aggregator listings summarised in search results, October 2026).
- On a 147 sq yard plot, ₹2.61 crore works out to about ₹1.78 lakh per sq yard, or about ₹19,700 per sq ft of land, our arithmetic.
Roots Courtyard 2 RERA number and licence
The brochure gives HRERA registration RC/REP/HRERA/GGM/770/502/2023/114 of 2023 dated 11 December 2023, and licence no. 2570 of 2022 dated 1 February 2022. An indexed copy of an HRERA certificate in search results describes the project as an affordable plotted colony under the Deen Dayal Jan Awas Yojana (DDJAY) and mentions a different licence reference, valid to 16 March 2028. We could not open the portal to settle which is current. One listing shows only Phase 1 as registered under this number.
That matters for Phase 3. Ask whether Phase 3 plots fall inside the area covered by registration 114 of 2023, or under a new registration, and get the answer on paper.
Roots Courtyard 2 location and connectivity
The brochure places the project on a proposed 75-metre sector road, next to a proposed 200-acre recreational park. Its location map gives these drive times, which are the developer's estimates:

- NH-48: about 4 minutes. Western Peripheral (KMP) Expressway: about 9 minutes.
- IMT Manesar: about 10 minutes. IGI Airport: about 20 minutes.

Buying a plot in a DDJAY colony: checks the listings skip
Ranking pages list plot sizes and a starting price. They seldom cover what a plot buyer must check that a flat buyer does not:
- Permitted floors and coverage: ask what the approved zoning plan allows on your plot size, and whether stilt-plus-four is permitted. Our note on the current rules: Stilt Plus 4 Floors in Gurgaon: 2026 News and Buyer Checklist
- Plot number and dimensions: insist on the exact plot number, frontage, depth and road width in the allotment letter.
- Development works: ask the completion schedule for roads, sewer, water and power inside the colony, and who maintains them until handover.
- Building plan approval: ask who sanctions your house plan and the expected time once you own the plot.
- Registration costs: Haryana stamp duty applies on the sale deed. Calculator: Gurgaon stamp duty calculator
