Updated 26 October 2026. Coverage picked up again in late October (RealtyPromoo, 25 October 2026), but the developer has not added details since September. We set out the official facts, the broker claims that conflict with them, and the checks to make.

What has Elevate Homes confirmed?

Location: Sector 63A, Golf Course Extension Road, Gurugram (Constro Facilitator, 2 September 2026).
Land and area: 10.5 acres; about 2 million sq ft saleable.
Homes: over 600 residences in three- and four-bedroom layouts.
Architect: Benoy. Design themes named: nature-led design, wellness, liveability and sustainability.
Timing: launch slated for later in 2026. No completion date given.
Platform: the third Elevate Homes project, after two ongoing developments in Gurugram and Delhi; the platform's active NCR residential portfolio is over ₹17,000 crore of GDV.
CEO Sudhanshu Dutt said Elevate Homes will lead the project from the first master-planning stage to handover.

Conscient Hines Elevate 3.0 price: official or not?

Not official. Broker and marketing sites quote starting prices of about ₹6 crore to ₹7.5 crore and indicative rates near ₹23,000 per sq ft (marketing pages; RealtyPromoo, 25 October 2026). The developer has published no price or payment plan (GurgaonFloors, 21 September 2026). Until a RERA-approved price list exists, treat any number as a guess.

244 homes or 600? Where the numbers conflict

Several marketing sites describe 244 homes in four towers of 31 to 35 floors, with 3.5 BHK and 4.5 BHK units of about 2,700 to 4,000 sq ft. The developer says over 600 homes in three- and four-bedroom layouts (Constro Facilitator; GurgaonFloors). Over 600 homes on about 2 million sq ft averages about 3,300 sq ft of saleable area a home at most, our division. The developer's figure is the one to use until the RERA filing settles it.

Is Conscient Hines Sector 63A RERA registered?

We found no registration. GurgaonFloors could not find one on the Haryana RERA portal on 21 September 2026, and neither Conscient's nor Hines's site listed a Sector 63A project then. RealtyPromoo described HRERA registration as pending on 25 October 2026. The portal was down when we tried on 26 October. Until a number is issued, the project cannot legally be sold.

Who are Hines and Conscient?

Hines is a global real estate investment and development firm; Conscient Infrastructure is a Gurugram developer. Their Elevate Homes platform already runs an Elevate project in Sector 59 (GurgaonFloors). RealtyPromoo reports that Conscient is the registered promoter for the platform's projects, with Hines as investment manager and design adviser; confirm this on the RERA certificate once issued.

Sector 63A and its neighbours

Sector 63A (Kadarpur and Behrampur) is one of Golf Course Extension Road's busiest launch pockets in 2026. How Sector 63A launches are priced today

Because Elevate Homes has not published a price, the useful comparison is with registered launches on the same road. Property Point's own listing page for Golf Course Extension Road shows SOBHA Crescent in Sector 63A at about ₹25,000 per sq ft and other 2026 launches on the road between about ₹20,900 and ₹28,000 per sq ft (Property Point, Golf Course Extension Road new launches page, October 2026). The broker figure of about ₹23,000 per sq ft for the Elevate project sits inside that band, but it is not a developer number. When the RERA price list appears, check whether the rate is quoted on carpet or super area before you compare.

What to do now if you are interested

Register interest only with Conscient or Elevate Homes directly. Look-alike 'official' sites are common for unnamed launches.
Do not pay a cheque or EOI before a RERA number exists. If you do, get refund terms in writing and pay only the promoter's company account.
When the filing appears, compare the registered unit count, carpet areas and completion date with whatever you were told.
