Where is the Radial Road?

The road, also called the 200 Feet Radial Road and State Highway 109, runs about 10 km from GST Road at Pallavaram to Rajiv Gandhi Salai (OMR) at Thoraipakkam. It was built by State Highways in 2000 and is proposed for widening to six lanes (Wikipedia, opened 22 October 2026). The Echangadu junction leads to Medavakkam and Keelkattalai, and the Pallikaranai junction to Velachery. Its value is the link: GST Road and the airport side at one end, the OMR IT belt at the other.

The October 2026 deals, one by one

  • Cognizant at Embassy Splendid TechZone, Pallavaram: 6,45,172 sq ft chargeable across 10 floors; ₹74 per sq ft a month, about ₹4.77 crore a month; five years from 10 September 2026; 15% escalation every three years; total commitment about ₹303 crore; deposit ₹28.64 crore. Landlord: ESNP Property Builders and Developers, associated with Embassy REIT (LiveChennai, updated 21 October 2026, citing Propstack).
  • BNP Paribas at One Radial: about 5,00,000 sq ft across four floors on a 10-year lease, per people familiar with the deal; neither party commented. Office rents in the area are around ₹90 per sq ft a month, a market benchmark rather than this lease's rate (Construction World, 14 October 2026).
  • KLA-Tencor Software India in Zamin Pallavaram: about 12 acres on Pallavaram Radial Road for about ₹1,020 crore, roughly ₹85 crore an acre, through three sale deeds for 26 adjoining vacant parcels registered on 31 August 2026. Part of the western boundary adjoins Pallavaram Lake. No campus plan, timeline or workforce has been announced (Realty Promo, 15 October 2026).
  • Already on the corridor: DHL Information Services (about 1.04 lakh sq ft at Radial IT Park Phase 1), and Deloitte and Simpliwork at Commerzone Pallikaranai (Trade Brains, 18 October 2026).

Why the office market matters to home buyers

Knight Frank data reported by Construction World (14 October 2026) puts Chennai's January–September 2026 office transactions at 5.9 million sq ft, with vacancy at 8.1%, the lowest of India's eight major markets. Rents rose 7% year on year, and global capability centres took 2.5 million sq ft, or 43%. Mindspace REIT alone has 6.3 million sq ft leasable in Chennai across Commerzone Porur, Commerzone Pallikaranai and One Radial.

Office leases signal where people will work. They do not set home prices, and a land purchase with no announced plan is not a hiring commitment. Read these as reasons to look at the corridor, not as a forecast.

The only price table published with this month's coverage is Trade Brains' (18 October 2026). It calls the figures indicative and gives no source or date, so treat them as a rough guide only and verify recorded rates for the exact street:

Is Pallikaranai flood-prone? Checks before you buy near the Radial Road

  • Ask for the CMDA planning permission and check the site's distance from the marsh boundary and from any water body.
  • Look at the plot level against the road and ask what happened to the street in recent heavy rains.
  • Confirm the access road: some projects marketed as on the Radial Road are reached through narrow internal streets.
  • Check the project's RERA entry on rera.tn.gov.in for the approvals, the completion date and the number of homes.
  • Compare the commute at peak hours to your actual office, not just the distance to the road.
