What is the price of Birla Evara?

The developer publishes one figure: from ₹2.08 Cr* for its 3 and 4 BHK homes. The asterisk matters. Birla Estates says the price is indicative and excludes stamp duty, registration and GST (project page, read 21 October 2026). It does not publish a tower-wise or size-wise price list.

The same page lists two payment-plan offers: a 20:20:60 plan on 3 BHK homes and a 10:10:80 plan on 4 BHK homes. Ask for the written cost sheet for the exact unit, floor and facing you want, and for the payment schedule that will go into the agreement.

Booking pace is a matter of record at company level. Birla Evara clocked over ₹1,044 crore of bookings in FY26, the year to March 2026, out of Birla Estates' total of ₹8,136 crore (Investywise, reporting the company's FY26 results, 23 April 2026). That is a reported figure, not a RERA filing.

Floor plans: sizes and unit mix from the RERA filing

The K-RERA filing lists carpet areas in square metres for every unit type. We converted them to square feet and averaged them by type. These are carpet areas, which are smaller than the super built-up figures used in most advertisements.

Possession date and construction status

The only possession date that binds the promoter is the one on the RERA registration: 25 December 2031 (K-RERA). Dates on third-party sites vary and are not official.

As per the latest RERA quarterly update, overall completion stood at 12% for Q2 FY2026-27, submitted on 14 October 2026. The earlier quarters read 4% (Q3 FY26), 6% (Q4 FY26) and 9% (Q1 FY27). The project started on 25 May 2025, so these are early-stage figures, as you would expect.

Who Birla Evara suits

On the facts, it suits a family that wants a large gated community with two clubhouses, is comfortable with a registered completion date at the end of 2031, and works in the Sarjapur Road, Outer Ring Road or Electronic City belts. The unit mix is weighted to larger 3 and 4 BHK homes: 940 of the 1,594 homes are 3 BHK and 303 are 4 BHK (K-RERA).

The developer lists a North Club (cafe, badminton, spa, squash, mini theatre) and a South Club (pool and kids' pool, gym, yoga, jacuzzi, indoor badminton), plus tennis, basketball, an amphitheatre and a pet park. The RERA filing lists the water source as the local authority, Kodathi Grama Panchayath.

What to check before you book

  • Open the project on the K-RERA portal and match the registration number, promoter name and completion date to your agreement.
  • Read the latest quarterly progress report for your tower, not just the project total.
  • Ask for the sanctioned plan and confirm your unit and tower appear in it.
  • Get the carpet area of your unit written into the agreement, separate from any super built-up figure.
  • Ask for a written cost sheet: base price, floor-rise, parking, club, maintenance deposit, GST, stamp duty and registration.
  • Match the payment plan to construction stages, and keep the booking amount within the RERA limit of 10% before the agreement for sale is registered.
  • If you need a loan, confirm which banks have approved the project.
