Updated 19 October 2026. We re-opened each company's update as reported today and translated the investor numbers into what a home buyer can use: what average realisation per sq ft really means, where the newly launched projects are, and what these numbers can and cannot tell you about prices. The results that rank today are written for shareholders and cover one company at a time.

How much did Prestige sell in Q2 FY27?

Prestige reported pre-sales of ₹7,225 crore from 3,910 homes and 5.84 mn sq ft in Q2. For the half-year, it sold ₹13,804.3 crore from 7,247 homes and 11.88 mn sq ft, at an average ₹11,618 per sq ft. Bengaluru made up 41% of H1 sales, Hyderabad 32%, Mumbai 12%, Chennai 8% and other markets 7%. Customer collections were ₹5,294.1 crore in Q2 and ₹10,096.3 crore in H1 (Business Upturn, 13 October 2026).

Prestige also says it has a launch pipeline of over ₹40,000 crore across Bengaluru, Mumbai, the NCR, Chennai and Hyderabad for the next two quarters. That is the company's own plan, not a launch schedule.

What share of Sobha's sales comes from Bengaluru?

Sobha's H1 FY27 sales were a record ₹5,862 crore (₹58.62 bn). Bengaluru contributed ₹3,385 crore, or 57.7%, and the NCR ₹1,974 crore, or 33.7%. Its H1 average realisation was ₹15,604 per sq ft, against ₹14,028 a year earlier, and it completed 1,391 homes covering 2.56 mn sq ft in the half (ScanX, 2 October 2026). We have converted billions to crore (₹1 bn = ₹100 crore).

Puravankara: launches and land in Bengaluru

  • Q2 launches: Westend, Bengaluru (0.26 mn sq ft), Equinox 6, Bengaluru (0.66 mn sq ft) and Miami, Mumbai (0.08 mn sq ft), about 1 mn sq ft in all (ThePrint/ANI, 13 October 2026).
  • Land: a joint development for a 7.83-acre parcel in south-east Bengaluru, with a potential gross development value above ₹1,100 crore and 0.89 mn sq ft of developable area (ThePrint/ANI).
  • Handovers: 977 homes in Q2 and 1,722 in H1 (ThePrint/ANI).

Which projects did Prestige launch in Bengaluru?

Prestige's update names three Q2 residential launches covering 5.91 mn sq ft with an estimated gross development value of ₹4,020 crore (Business Upturn, 13 October 2026):

  • Prestige Parklane, Bengaluru: 2.69 mn sq ft, per the company's Q2 update. Prestige's launch announcement on 25 September described it as a Devanahalli project of 1,788 homes in nine towers on 11.91 acres, about two minutes from the Satellite Town Ring Road (JM Financial Services). That announcement gave a saleable area of about 1.7 mn sq ft; the company's quarterly update uses 2.69 mn sq ft. We use the company's own quarterly figure and note the difference. Check the RERA registration for the exact area.
  • Garden Breeze at The Prestige City (TPC), Bengaluru: 1.23 mn sq ft (Business Upturn).
  • Prestige Palm Court, Chennai: 1.99 mn sq ft (Business Upturn).
  • Completions in Q2: Meridian Park Phase II and Phase III at TPC, and Prestige Dew Drops, all Bengaluru, 4.27 mn sq ft in total (Business Upturn).

What is the average price per sq ft of Prestige and Sobha homes?

Average realisation is total sales value divided by area sold in the quarter. It is not a price list. It mixes every city, every project and every unit size sold in those three months, and it usually counts the price agreed in the sale, which is not the same as the all-in cost a buyer pays after parking, club fees, GST and registration.

So Prestige's ₹12,375 and Sobha's ₹15,522 per sq ft do not mean a Prestige flat in Bengaluru costs exactly that. A rise in average realisation can come from higher prices, from selling more premium or city-centre homes in that quarter, or both. The useful reading for a buyer is simpler: these developers are recording sales at or above ₹11,600 per sq ft on average across their portfolios. Ask for the actual project's rate card and compare like with like.

Do builder sales numbers mean prices will rise?

No such conclusion can be drawn from sales numbers alone, and we make no price prediction. Strong bookings show demand for that developer's projects in that quarter; they do not set the price of the flat you are looking at. Separately, Brigade announced on 8 October a plan to add 40 mn sq ft over five to six years across Bengaluru, Chennai, Hyderabad and Kochi, backed by about ₹40,000 crore of investment (Channel IAM, 10 October 2026). Its Q2 sales had not been reported when the scoreboard above was compiled.
