Updated 26 October 2026. We read the launch release, two news reports and the RERA record. This guide covers price, sizes, RERA, possession and location, and adds what the launch coverage leaves out: carpet area, construction progress, the price per sq ft, and what to check before booking.
What is the price of Mahendra Solterra?
The quoted range is ₹1.35 crore to ₹2 crore, depending on the home (company release, 24 September 2026; blog.bangaloreproperties.com, 15 October 2026). The release names three home categories, Smart, Comfort and Prime, across sizes of 1,354 to 2,029 sq ft (company release).
On those end points, the price works out to about ₹9,860 to ₹9,970 per sq ft of the quoted area (our arithmetic). The company says values in Aarya Phase 1, next door, rose from about ₹4,750 per sq ft at launch to about ₹9,500 per sq ft now (PropNewsTime, 5 October 2026). Past price growth in one phase says nothing certain about the next.
None of the sources say whether the quoted sizes are carpet or super built-up area, or whether the prices include GST, car parking, club membership and other charges. Ask for a dated, itemised cost sheet for the exact unit.
Mahendra Solterra configuration and carpet area
- Homes: 522, all three-bedroom (company release; Karnataka RERA).
- Quoted sizes: 1,354 to 2,029 sq ft (company release).
- RERA carpet area: the register lists one apartment type, 3 BHK, at an average of 99.1 sq m, about 1,067 sq ft (Karnataka RERA; conversion ours). The quoted 1,354 sq ft entry size is therefore likely a super built-up figure; confirm the carpet area of your unit in the agreement.
- Total built-up area on the RERA page: 96,355 sq m, about 10.4 lakh sq ft, close to the 1.1 million sq ft the developer quotes (Karnataka RERA; company release; conversion ours).
- Design points named by the developer: no shared walls between homes and two balconies per home (company release).
How many towers does Solterra have?
Sources differ. The company's launch release and PropNewsTime's 29 September report say six towers, while a PTI report carried by PropNewsTime on 5 October says three. The RERA page we read does not settle it in its description field. Ask the developer for the approved site plan, which shows the tower count and each tower's floors.
Mahendra Solterra RERA number and possession date
- RERA number: PRM/KA/RERA/1251/310/PR/281125/008282, registered 28 November 2025 (Karnataka RERA).
- Name on the register: Mahendra Solterra Aarya Phase-2; promoter Mahendra Homes Private Limited (Karnataka RERA).
- Proposed completion: 31 December 2030 (Karnataka RERA). This is the RERA date; the handover date in your sale agreement is the one that binds the developer to you.
- Plan approval: BMRDA, plan dated 16 August 2025; project start date 15 January 2026 (Karnataka RERA).
- Progress: 7% (Q3 2025-26), 8% (Q4 2025-26), 9% (Q1 2026-27) and 11% (Q2 2026-27, filed 15 October 2026), as declared by the promoter in its quarterly updates (Karnataka RERA).
- Some marketing sites still say 'RERA approval under process' and 'possession to be announced'; that is out of date (devanahallinewprojects.com, opened 26 October 2026).
Where is Mahendra Solterra? Location and connectivity
The developer gives the location as Ananth Nagar, Electronic City Phase 2 (company release). The RERA page lists the land by survey numbers in Andapura village, Attibele hobli, Anekal taluk, on about 33,791 sq m, or 8.35 acres, matching the 8.4 acres in the news reports (Karnataka RERA; PropNewsTime; conversion ours). Solterra is part of the larger Mahendra Aarya masterplan of 17 acres and 31 guntas (company release).
On transport, the release cites the operational Namma Metro Yellow Line to Bommasandra, a planned extension towards Attibele, and the proposed Peripheral Ring Road (company release). The Attibele extension and the ring road are plans, not dated works; our guide to living near the Yellow Line is at Yellow Line One Year On: What Changed for Electronic City and Bommasandra Homes.
Amenities at Mahendra Solterra
- Two clubhouses of about 50,000 sq ft in total, with an infinity pool, gym, yoga terrace, crèche and café (company release).
- Three swimming pools and four badminton courts (company release).
- A 24,000 sq ft 'urban green forest' and a one-acre sports arena (company release).
- Co-working space, a garden library and a hobby studio (company release).
Is Mahendra Solterra a good buy? What to check
Solterra is one of the few large three-bedroom-only launches in Electronic City Phase 2, so it suits families who want more room than the corridor's usual two-bedroom stock. The RERA record is in place and construction has started. The checks that matter:
- The carpet area of your unit, against the quoted size, in the draft agreement.
- Which tower and phase you are buying into, and its own completion date.
- An itemised cost sheet: base price, floor rise, parking, club, GST, maintenance deposit.
- The payment plan against RERA progress: link payments to construction stages.
- Water source and power load, both listed in the approved plan documents.
