For buyers priced out of Sarjapur Road and the inner Electronic City belt, the stretch along Hosur Road beyond Electronic City is one of the last places in Bengaluru where a full-size 2 BHK in a gated project can still be bought well under ₹1 crore. Chandapura, Attibele and Electronic City Phase 2 are the names that come up most often in our visitor data.

This guide explains how prices compare, what the operating Yellow Line and its proposed extension mean for the area, and the questions to ask before buying.

Where these localities sit

Electronic City Phase 2 adjoins the main Electronic City technology campus. Chandapura lies further south along Hosur Road, and Attibele is close to the Karnataka–Tamil Nadu border on the way to Hosur. The Sarjapur–Attibele Road links this belt to the outer end of Sarjapur Road. ANAROCK places Electronic City and Hosur Road in South Bengaluru, the only zone it found growing housing sales both quarter-on-quarter and year-on-year in Q2 2026.

Electronic City has long been the anchor. ANAROCK's May 2024 report found it accounted for about 21% of South Bengaluru's residential supply between 2016 and 2023, with average prices rising about 38% over that period to ₹5,750 per sq ft by Q4 2023. That was a slower climb than the East's technology corridors, which is precisely why the belt still offers value today. The question for buyers is whether the Yellow Line and continued employment growth will narrow the gap.

The price ladder, mid-2026 (indicative asking)

  • Electronic City overall: about ₹9,300 per sq ft, up about 3.5% quarter-on-quarter, with ready-to-move stock near ₹6,115 and under-construction near ₹10,100 (Square Yards, June 2026).
  • Electronic City Phase 1: about ₹9,650 per sq ft; Phase 2: about ₹6,350, up about 14.6% (Square Yards, June 2026).
  • Chandapura: about ₹6,300 per sq ft, down about 11% quarter-on-quarter after rising from about ₹5,250 in September 2025 to about ₹7,100 in March 2026 (Square Yards). Ready-to-move near ₹5,600.
  • Attibele: about ₹6,350 per sq ft, up about 1.9% quarter-on-quarter, with ready-to-move near ₹5,800 (Square Yards, June 2026).
  • Consultancy benchmark: ANAROCK's Q2 2026 average quoted rate for Electronic City was ₹7,450 per sq ft, up 3% quarter-on-quarter.

What the budget buys

On our arithmetic, at about ₹6,300 per sq ft a 1,100 sq ft 2 BHK in Chandapura costs about ₹69 lakh before charges. The same home at Sarjapur Road's ANAROCK average of ₹11,560 per sq ft would cost about ₹1.27 crore. That gap is the entire case for this belt: roughly 45% less per square foot for a longer commute and a less developed neighbourhood.

ANAROCK's May 2024 Electronic City report offers a useful size guide: 2 BHKs of 1,000 to 1,300 sq ft at ₹55 lakh to ₹82 lakh, and 3 BHKs of 1,300 to 1,900 sq ft at ₹78 lakh to ₹1.35 crore. Prices in Electronic City proper have risen since, but Chandapura and Attibele still sit near or below those ticket sizes.

Within the belt, the choice between ready and under-construction stock is sharper than elsewhere. In Electronic City, Square Yards lists ready-to-move homes near ₹6,115 per sq ft against under-construction near ₹10,100 (June 2026). Part of that gap is age and specification, and part is the premium new projects charge for future delivery. A buyer who prioritises size and immediate occupancy will usually find more value in a well-maintained ready building; a buyer who wants current specifications and a longer payment schedule may accept the premium, provided the developer's delivery record is sound.

Rents and yields

  • Electronic City: ANAROCK's Q2 2026 range for a 1,000 sq ft 2 BHK is ₹20,000 to ₹31,000 a month. Square Yards' indicative 2 BHK rent is about ₹37,050 with a quoted yield of 4.77% (June 2026).
  • Chandapura: indicative 2 BHK rent about ₹19,000 a month (Square Yards, June 2026). On our arithmetic, that is a gross yield of roughly 3.3% on a ₹69 lakh home.
  • Attibele: indicative 2 BHK rent about ₹19,000 and 3 BHK about ₹21,350, with a quoted yield of 2.46% (Square Yards, June 2026).

The Yellow Line: what is running

The Yellow Line from RV Road to Bommasandra opened on 11 August 2025, running 19.15 km through Silk Board and Electronic City to Delta Electronics Bommasandra, the southern terminus. Its stations include Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road and Biocon Hebbagodi. Deccan Herald reported peak headways improving to 10 minutes from February 2026, with average weekday ridership of around one lakh.

For Electronic City Phase 2 and the Hebbagodi side, the line is already useful. For Chandapura and Attibele, Bommasandra is the nearest station, which means a road leg of several kilometres for most homes.

The proposed extension to the border

Deccan Herald reported in 2026 that Namma Metro has drawn up plans to extend the Yellow Line to the Tamil Nadu border as a 10.5-km elevated corridor with nine stations, and that the state had given the go-ahead to prepare a detailed project report after a feasibility study. The line's published future stations include Narayana Hospital, Chandapura, Attibele Industrial Area and Attibele.

Separately, Deccan Herald reported that BMRCL considered a direct Hosur–Bommasandra link proposed by Tamil Nadu not technically feasible for integration with Namma Metro. The practical reading for buyers: an extension to Chandapura and Attibele is at the planning stage, with no sanctioned budget or construction timeline we could verify. Do not pay a premium today for a station that is not yet sanctioned.

Other infrastructure to watch

  • Bengaluru Suburban Rail's Kanaka Line (Heelalige to Rajanukunte, about 46.9 km) will pass close to this belt at its southern end. L&T was contracted in December 2023 for viaduct work, Swarajya reported in April 2024; we could not verify a current opening date.
  • ANAROCK's 2024 Electronic City report cites a proposed Hosur airport at Belagondapalli as a long-term demand driver. Treat it as a proposal, not a project.

Risks to weigh

  • Price volatility in thin markets: Chandapura's portal average swung from about ₹5,250 to ₹7,100 and back to ₹6,300 within nine months, which says more about listing mix than true value.
  • Supply: ANAROCK recorded about 17,200 units launched in Electronic City between 2016 and 2023, with 80% of available inventory under construction at end-2023. Rental competition is real.
  • Commute: the Hosur Road and Silk Board approach remains congested at peak hours; the Yellow Line helps only if your home and office are near stations.
  • Builder quality: the belt has many smaller developers. Check RERA registration, completion record and complaints history carefully.
  • Water and civic services: ask how each project is supplied today and what occupied phases spend on tankers.

Who this belt suits

It suits first-time buyers and young families working in Electronic City, Bommasandra or the Hosur industrial belt, who want a 2 or 3 BHK in a gated project under ₹1 crore. It suits patient investors who want low entry tickets in a corridor with a working metro line nearby. It suits less well buyers commuting daily to the ORR, Whitefield or central Bengaluru.

Our view

Chandapura, Attibele and Electronic City Phase 2 offer genuine value per square foot and a real employment base nearby. The Yellow Line has improved the case for the Phase 2 and Hebbagodi side. For Chandapura and Attibele, the metro extension is a possibility rather than a plan, so buy for today's commute and today's rents, and treat any future station as upside.
