Which projects have actually launched in South Bangalore in 2026?

For a buyer, the test of a launch is a K-RERA registration number you can look up. We list projects that have one, and treat land deals without one as news only, with no price.

Purva Heritage at Kudlu Gate: the facts on the developer's page

Puravankara's own page shows the project status as 'Pre-Launch' while also showing a RERA registration number, so read the label with care: the RERA number is the fact that counts, and the developer-published price is the only price we quote. The page lists 148 residences on 1.68 acres in a single tower of ground plus 19 floors, 2 and 3 BHK homes, a 3 BHK starting price of ₹3.10 crore and a possession date of 31 August 2030 (Puravankara, opened 21 October 2026). Unit sizes were not listed on the page when we checked.

Location is the draw. The developer gives the distance to Kudlu Gate metro station as about 100 m and to Silk Board junction as 3.6 km (Puravankara). Godrej Vanantara on Bannerghatta Road

Godrej Properties describes Vanantara as a fresh launch on the Bannerghatta Road corridor, with 2 and 3 BHK homes from ₹1.49 crore (Godrej Properties blog, 31 July 2026). The developer page we opened did not give acreage, unit count or a possession date.

The authorised marketing partner's site for the project gives more detail, which we report as unconfirmed by the developer: about 36 acres, 2,008 apartments in 16 towers, 2 BHK from ₹1.57 crore excluding GST, stamp duty and registration, and an official launch on 13 May 2026 (godrejvanantara.com, opened 21 October 2026). Kanakapura Road: what is new, and what is only planned

Kanakapura Road is where buyers search most for new launches, often with a builder's name attached. The firm news this year is Brigade's land purchase: about 2 acres for a premium residential project with a gross development value of about ₹400 crore (The Realty Today, 29 July 2026). Brigade's Executive Director Amar Mysore said Kanakapura Road "has emerged as a key growth corridor in Bengaluru" (The Realty Today). There is no RERA number, launch date or price yet, so nothing can be booked.

Searches for Prestige, Sattva or Puravankara new launches on Kanakapura Road often land on marketing microsites. If a page calls a project launched while saying RERA is awaited, wait for the registration number before paying anything. Are there new launches near a metro in South Bangalore?

Yes. Purva Heritage is the clearest case this year, at about 100 m from Kudlu Gate station by the developer's own measure (Puravankara). For other projects, measure the walk yourself from the tower gate, not the plot corner, and check which line the station is on.

What do new flats cost in South Bangalore right now?

Only developer-published starting prices are reliable for new launches. On the pages we opened: Purva Heritage 3 BHK from ₹3.10 crore (Puravankara) and Godrej Vanantara 2 and 3 BHK from ₹1.49 crore (Godrej Properties). Starting prices usually exclude GST, stamp duty, registration and parking, so compare on an all-in cost sheet.

For the citywide picture, Anarock's data for July to September 2026 showed Bengaluru housing sales of about 16,670 units, up about 12% year on year, and average prices up about 8% (RealtyMandi, reporting Anarock, 15 October 2026). That is a market average, not a forecast for any project.

Is Kanakapura Road or Bannerghatta Road good for buying in 2026?

We do not predict price rises. What we can say is how to judge a South Bangalore launch on facts you can check:

  • RERA first: search the registration number on the K-RERA portal and match the promoter, land area and possession date to the brochure.
  • Possession date: Purva Heritage shows 31 August 2030 (Puravankara). Budget for rent or EMI overlap until then.
  • Density: units per acre tells you about lift waits, parking and amenity crowding. Purva Heritage is 148 homes on 1.68 acres (Puravankara).
  • Metro walk: measure from the tower gate, and check whether the station is open or only planned.
  • Price basis: ask whether the quote is on carpet or super built-up area, and what is included.
