Is Mahindra Eden sold out, and what does that mean for price?

Yes. Mahindra Lifespaces lists Mahindra Eden under its sold-out projects (read 21 October 2026). That means there is no developer price today. Any price you see is a resale asking price set by an individual owner, or an old launch-time figure. Neither is a developer price list.

For a resale home, the useful comparison is recorded sale prices for similar flats in the same project, which a sub-registrar search or your lawyer can help with, and the asking prices of comparable new homes nearby (listed below).

Is Mahindra Eden ready to move?

Construction is reported 100% complete in the latest RERA quarterly updates for both phases. Phase 1 moved from 99% (Q3 FY26) to 100% (Q4 FY26, submitted 11 April 2026). Phase 2 moved from 82% (Q3 FY26) to 91% (Q4 FY26) and 100% (Q1 FY27, submitted 13 July 2026).

The registered completion dates, 30 March 2027 and 30 July 2027, have not yet arrived, and we did not see an occupancy or completion certificate on the portal in our read. Before you buy on resale or plan to move in, ask the seller and the association whether the occupancy certificate has been issued for your wing.

Floor plans: sizes from the RERA filings

The filings list carpet areas in square metres. We converted and averaged them by type. These are carpet areas; marketed sizes on resale listings are usually larger super built-up figures, so ask which one a seller is quoting.

Why is it called net zero energy?

At launch on 12 April 2022, Mahindra Lifespaces described Eden as India's first IGBC-certified net zero energy residential project. The design was expected to save over 18 lakh kWh of electricity a year, with the balance met from on-site solar and wind and green power, and to cut water demand by 74%, with over 85% open space (Realty n More, 13 April 2022). These are the developer's launch-time design figures, not measured results.

Location and connectivity

The RERA address is Holiday Village Road, Vajarahalli, on the Kanakapura Road side of Bengaluru South. A listing site measures the Green Line metro and NICE Road as each under 1 km away in a straight line, Banashankari 7.7 km and Electronic City 13.9 km (Homz N Space, 19 October 2026). Straight-line figures understate road distance; drive the route at peak hour.

Who a resale home here suits

On the facts, a resale flat in Eden suits a buyer who wants a near-complete home in a branded, energy-focused project on Kanakapura Road, and who is comfortable with the extra paperwork of a resale. Plans were approved by BBMP, Phase 1 on 3 January 2022 and Phase 2 on 9 March 2022, with FAR 2.24 (K-RERA).

What to check before you buy on resale

  • Title chain: the seller's registered sale deed or agreement, and the developer's consent if the home has not yet been conveyed.
  • Occupancy certificate for your wing, and the khata in the seller's name after handover.
  • Encumbrance certificate, and a bank no-objection letter if the seller has a home loan.
  • Carpet area on the seller's agreement, matched against the RERA filing for that unit type.
  • Dues: maintenance, corpus deposit and any transfer fee payable to the developer or the association.
  • Stamp duty and registration on the resale value, and TDS if the price crosses the legal threshold.
