M3M Capital is one of the better-known mid-to-premium launches on the Sector 113 stretch of the Dwarka Expressway. This review is an editorial assessment built from public listings, news and regulator-linked pages. It is not a collection of resident opinions, and where a number comes from a portal we say so.

- Configurations (our catalogue): 2, 3 and 4 BHK apartments. A portal listing (PropertyPistol/NoBroker/Ambak search results) describes 2.5 BHK of about 1,310-1,330 sq ft, 3.5 BHK of about 1,650-1,700 sq ft and 4+ BHK of about 2,055-2,298 sq ft.
- Price range (our catalogue): ₹2.1 crore to ₹4.2 crore, indicative asking.
- Scale (portal): about 15 acres and 672 residences in 5 towers, per the NoBroker/Ambak/PropertyPistol listings.
- HRERA number: our catalogue shows RERA-GRG-1006-2022, while a portal listing shows RC/REP/HRERA/GGM/531/263/2022/06. We could not reconcile the two; check the number on the HRERA Gurugram site before booking.
- Possession: our catalogue says December 2026. Portals show June 2026 on one page and March 2027 on another, so the date is not consistent across sources.
Location assessment
Sector 113 sits on the Delhi-Gurugram edge of the Dwarka Expressway. The expressway was inaugurated by the Prime Minister for a 19 km stretch in March 2024 (per the Dwarka Expressway coverage summarised by Housing.com), and a cloverleaf link connecting it to NH-48 and the Southern Peripheral Road has been reported as nearing completion by Swarajya.
Metro is the open question. The Millennium City Centre to Cyber City metro corridor includes a 1.85 km spur toward the Dwarka Expressway, with all 27 stations elevated and the revised cost approved by the Haryana government in May 2026 (Indian Infrastructure; Swarajya). Treat it as an under-construction project, not a service you can use at possession.
For schools and hospitals, portal overviews (Square Yards) list the corridor as being within reach of Artemis, Max and Medanta hospitals and reputed schools, but give no distances we could verify. Check actual drive times at peak hours.
- Roads: Dwarka Expressway to Delhi and the airport side; NH-48 via the interchange.
- Metro: not at the doorstep; planned spur (see sources).
- Social infrastructure: matures with the sector; verify on a weekday visit.
Price check
On the portal data we found, M3M Capital is advertised at widely different rates: one source shows about ₹25,000 per sq ft and another quotes ₹40,000 per sq ft for specific units. The gap suggests either different phases, towers or floor premiums or inconsistent portal data. We cannot say which.
Using our catalogue range, ₹2.1-4.2 crore for homes of roughly 1,300 to 2,300 sq ft (portal sizes) implies roughly ₹16,000-18,000 per sq ft by our own arithmetic, which is below the ₹20,000-₹24,000+ per sq ft that Sobha's blog and RealtyHunting describe for the corridor's premium sectors 102, 106 and 113. The catalogue figure may be an entry price rather than an average.
The practical step is to request the current price sheet, compare the total cost including preferential location, parking, club and GST, and compare it with the recent resale listings in the same towers.
Developer track record
M3M India is a large Gurugram developer with many projects across the city. Before booking, look up the developer's other Gurugram projects on the HRERA Gurugram website (orders and complaints) and ask the developer directly about any delay matters. We have not reviewed HRERA orders for this developer, so we draw no conclusion either way.
We did not find a published delivery record for Sector 113 specifically beyond portal listings. Ask for the list of M3M towers handed over and their occupation-certificate dates.
Design and amenities (developer claims)
Developer and portal descriptions emphasise a landscaped, low-density-for-the-corridor layout and a clubhouse. We cannot verify specifications; the only reliable test is the signed agreement's specification annexure and a site visit.
As a claim-based checklist, ask what the specification says about flooring, kitchen fittings, lift count per tower, EV charging, power backup per flat and the parking ratio.
Pros
- Established corridor with an operating expressway.
- Price entry point reported below several newer launches in the same sector.
- A Gurugram-based developer with a large delivered and ongoing portfolio.
- Resale listings appear on portals, indicating some secondary-market activity.
Cons and risks
- Conflicting possession dates and RERA numbers across sources.
- Metro is still under construction and not at the project.
- Water: residents across Gurugram have reported shortages and tanker reliance, and parts of the Dwarka Expressway saw waterlogging in July 2025 (The Week; The Realty Today). We found no project-specific water complaint, but ask for the water source and STP details.
- Density: five towers with several hundred homes means busy lifts and parking at peak hours; ask for the ratio.
Who it suits and who should skip
- Suits: End-users who want a Dwarka Expressway address at a mid-premium price and can tolerate a date that may slip.
- Suits: Buyers who will verify RERA progress reports themselves.
- Skip if: You need a guaranteed move-in date this year; the sources disagree.
Verdict
M3M Capital is a reasonable shortlist candidate if price per sq ft and location matter more than brand pedigree, but the data conflicts are real. Resolve the RERA number and the possession date in writing, compare the all-in cost with resale and with Tata La Vida nearby, and walk the site before booking.
