Sector 113 is the closest corridor sector to the airport per RealtyHunting, and it has finished societies from established builders. We already have a Capital versus La Vida comparison; this guide covers the sector.

Where Sector 113 sits and how you get out of it

RealtyHunting says the airport (Terminal 3) is about 9 km and Dwarka Sector 21 metro about 4 km. Sobha's blog says the nearest metro is Yashobhoomi Dwarka Sector 25, 10-15 minutes away.

Dwarka Expressway facts that apply here

These are corridor-wide facts. They matter for every sector on this road, so check how each one translates to the specific tower you are considering.

  • Road: the Haryana stretch of the Dwarka Expressway (about 19 km) was inaugurated on 11 March 2024, and the 10.1 km Delhi section (Shiv Murti to Dwarka Sector 21, then on to the Delhi-Haryana border) was inaugurated by the Prime Minister on 17 August 2025 (per PMO and Deccan Herald coverage; Business Today, 5 September 2026).
  • NH-48: the expressway meets NH-48 (old NH-8) at a cloverleaf interchange, and also connects to the Central Peripheral Road and Southern Peripheral Road (per The Metro Rail Guy's expressway status page, last updated July 2024).
  • Metro: no Gurugram metro station operates on the expressway yet. Square Yards (9 September 2026) reports a 1.85 km spur toward a Sector 101 station as under construction, with a tentative 2028 start of commercial operations and "no confirmed date". The nearest working stations it names are Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21 on the Delhi Metro.
  • Prices: ANAROCK data reported by Outlook Money (September 2026) puts the corridor average at ₹14,180 per sq ft in H1 2026, up from ₹6,032 in 2021, against a Gurugram average of ₹13,350.
  • Supply: ANAROCK counts 38,680 launches on the corridor from 2021 to H1 2026 and 10,770 unsold units, about 18 months of inventory at the current sales pace, and flags oversupply risk in the ₹1.5-3 crore segment.

RealtyHunting, 4 October 2026 (indicative):

  • About ₹16,050 per sq ft; range ₹13,000-18,700; Q3 2026 about ₹15,950.
  • Trend: +0.6% in a year; +44.6% over three; +95.7% over five.
  • Resale: Tata La Vida ₹2.10-3.20 crore; M3M Capital ₹2.06-4.25 crore; new towers ₹20,000-27,000 per sq ft.

Rental levels and yield

RealtyHunting reports 2 BHK rents of ₹35,000-55,000 (about 2.6% gross) and 3 BHK rents of ₹50,000-80,000 (2.2-2.8%).

What works in its favour

  • Shortest airport distance.
  • Finished societies.
  • Deep resale.

Risks and trade-offs

Sector-specific points first, then the corridor-wide ones.

  • No affordable entry; cheapest about ₹2.03 crore.
  • New towers complete 2027-2032.
  • 44% price band inside sector.
  • Drainage and waterlogging: Business Today (5 September 2026) reported significant waterlogging in the expressway tunnel during monsoon rain, and The Tribune (June 2023) reported more than 12 areas around the expressway waterlogged after a light shower. Visit in the rains, not just in winter.
  • Delivery risk: much of the corridor's stock is under construction, and listed possession dates vary between portals, developer pages and the HRERA register. Treat the HRERA date as the legal one and ask for the last two quarterly progress reports.
  • Pricing noise: trackers disagree by 20-40% for the same sector because they mix ready resale flats, new launches and builder floors. Compare the rate for the specific project, on carpet area, not the sector average.
  • Super-area loading: rates quoted on super area flatten the real cost; confirm the carpet area and the all-in price (parking, PLC, club, GST, registration) before comparing.

Who it suits

  • Airport-linked professionals.
  • Ready-home buyers.

Where Sector 113 sits in the wider corridor story

Different data providers measure the corridor differently, which is why numbers rarely match. MagicBricks' PropIndex (reported by NBMCW on 16 July 2025) put the Dwarka Expressway average at ₹16,186 per sq ft in Q2 2025, up 67% from ₹9,718 in Q2 2023. ANAROCK's series, reported by Outlook Money in September 2026, shows ₹14,180 per sq ft in H1 2026 against ₹6,032 in 2021. Business Today (24 August 2026), also citing ANAROCK, gives ₹5,359 in 2019 and above ₹9,600 in H1 2024.

Sector 113 is the closest corridor sector to the airport on RealtyHunting's reading, but that proximity is already part of its asking price. In every case, the sensible discipline is to compare the specific project to ready resale alternatives, to read the HRERA record, and to avoid committing money on the strength of corridor-wide growth rates that cannot be assumed to repeat.

Ready societies versus the next wave

RealtyHunting's Sector 113 page lists new towers at ₹20,000-27,000 per sq ft completing between 2027 and 2032, against ready societies such as Tata La Vida and M3M Capital at roughly ₹2.1-4.25 crore. The page also says the sector average masks a 44% price band. If you are buying for your own use and want to move in soon, the ready societies are the realistic choice; the new towers are a different, longer-dated decision.

Smartworld's president told Business Today (24 August 2026) that Smartworld One DXP had recorded nearly two-fold appreciation since launch. That is a developer's statement about its own project, so treat it as marketing and check recent resale prices on the ground.

Due-diligence checklist for Sector 113

  • Search the project on the HRERA Gurugram register and compare the registered completion date with the date in the brochure and on portals. Where they differ, the register governs.
  • For ready homes, ask for the occupancy certificate and the latest maintenance accounts. For launches, ask for the last two quarterly progress updates.
  • Get the price sheet in writing: base rate on carpet and super area, floor rise, preferred-location charge, parking, club, GST and registration.
  • For Tata La Vida and M3M Capital, ask how far the occupancy certificate and conveyance deeds have progressed.
  • For M3M Mansion and M3M St. Andrews, confirm possession dates (listed 2029 and 2032) and what the payment plan requires before handover.

Our view

Sector 113 suits ready-home buyers. Compare resale to new-launch rates, not the sector average.
