Manesar was planned in the 1980s as an Industrial Model Township and has grown around manufacturing. Housing there exists mainly to serve jobs, which is the single most useful fact for any buyer. It makes Manesar the cheapest part of Gurgaon district per square foot, but also a market with thin supply, patchy rental benchmarks and a real commute if your work is in Cyber City or on Golf Course Road.

The industrial base

Wikipedia's Manesar entry (as summarised in search) says Manesar planned in the 1980s as an Industrial Model Township during the formation of Maruti Udyog, had 2,200 industrial manufacturing units employing 300,000 people in 2023, and hosts firms such as Maruti Suzuki, BMW, Tata Motors and Hero MotoCorp. The National Security Guard's training and operations headquarters are located there near NH 48. RealtyHunting similarly describes IMT Manesar as an employment-linked hub for manufacturing, automotive and ancillary units.

Prices (indicative asking)

Housing.com shows an average asking price of about ₹9,278 per sq ft for Manesar as of August 2026. The spread inside is wide, so read by product.

  • Builder floors in IMT Manesar: about ₹3,726-12,080 per sq ft across the town (RealtyHunting, 1 Oct 2026).
  • Compact 2 BHK in the worker-housing belt: about ₹3,726-3,791 per sq ft, from about ₹27.95 lakh.
  • 3 BHK floors: typically about ₹7,810-8,160 per sq ft, or ₹1.38-1.62 crore; Sector 9 3 BHKs about ₹9,030-10,890 per sq ft, or ₹1.48-1.49 crore.
  • 4 BHK: about ₹6,464-7,755 per sq ft, up to about ₹1.9 crore.
  • Apartments are often quoted in a lower band; one portal guide puts them at about ₹5,000-7,500 per sq ft, which we have not independently verified.

Why supply is thin

RealtyHunting counts only about 38 builder floors listed town-wide, 11 of them in Sector 9, and warns of narrow resale liquidity and wide rate variance. In practice that means comparables are hard to find and a single listing can distort averages. Compare at least three like-for-like listings in the same sector before negotiating.

Rents and yield

RealtyHunting states that no reliable rent band for builder floors can be established from available sources and recommends obtaining two written let comparables in the same sector before assuming a yield. We have followed that advice and do not quote a yield. The structural case for rental demand rests on the industrial workforce, which also means tenant demand follows the health of the plants and contract employment.

Schools and hospitals

The area has government schools run by the Haryana Board of School Education and private schools. Healthcare names in summaries of the area include Sethi Hospital, Metro Hospital, Aarvy Healthcare and Rockland Hospital, with Medanta further out on the expressway. For specific schools and hospitals, check admission and travel times directly.

The commute and the metro question

RealtyHunting describes Manesar as on the KMP Expressway corridor with NH-48 access, and says the distance to Cyber City and Golf Course Road is a genuine commute, not a short hop. Swarajya reports a proposed 36 km Sector 56-Panchgaon metro corridor reaching Manesar and Pachgaon with 28 elevated stations, with the DPR submitted to the state on 16 May 2026 and pending approval. That is a proposal; do not price it into a purchase decision.

Circle rates in 2026

Gurugram's circle rates were revised from mid-April 2026. Square Yards (via NBMCW) reports residential circle-rate increases of about 60% in IMT Manesar Sectors 81 and 78 and a 30% industrial rate increase in IMT Manesar Sector 1. Pros and cons

  • Pro: the lowest whole-floor prices in the district and a strong employment base.
  • Pro: well-placed for people working in IMT Manesar or the KMP corridor.
  • Con: thin supply and narrow resale liquidity.
  • Con: no established rental benchmark.
  • Con: long commute to central Gurgaon.

Who it suits

Buyers who work in or near IMT Manesar and want an affordable home near the job, and patient investors who accept thin liquidity. Not suited to buyers whose daily trip is to Cyber City.

Checks before buying

  • Confirm the plot or colony is licensed and, if it is a project, registered with HRERA (see our DTCP and HRERA verification and how-to-check guides).
  • Sanctioned plan and occupation certificate; see our OC and CC guide.
  • Municipal jurisdiction for water, sewer and property tax; Manesar has its own municipal corporation (Tribune, 2023).
  • Two written rent and two written sale comparables in the same sector.
