Palam Vihar is a long-established residential colony on the Delhi side of Gurgaon, with a large stock of independent floors and plotted houses. Compared with the DLF phases and Golf Course Road, it is considerably cheaper per square foot and sits further from Cyber City. This guide covers the numbers and the connectivity story, including the proposed Gurugram Metro stations in and around the colony.

Location and connectivity today

RealtyHunting's Palam Vihar guide (1 October 2026) says the area sits on the Delhi side of Gurgaon with access to the old Delhi-Gurgaon Road, the Dwarka Expressway corridor and onward routes to Dwarka, Najafgarh and IGI Airport. It also notes that Cyber City and Golf Course Road are lengthy commutes at peak hours and that no metro station exists within the colony today.

The metro on the way

Palam Vihar is named among stations on the Millennium City Centre-Cyber City metro corridor. Swarajya's report on the project lists Palam Vihar Extension, Palam Vihar, Sector 3 and Sector 5 among the sectors it will serve, with 27 stations in all. Land for the second phase has been identified in Palam Vihar and Palam Vihar Extension (Indian Infrastructure, January 2026), and a double-decker stretch is proposed near Krishna Chowk in the Palam Vihar area (Swarajya, July 2026).

Timelines matter. The Tribune reports a December 2028 target, and the project had reached 3.3% physical progress as of June 2026 (UNI). The second phase, which covers the Palam Vihar side, was still at the tender stage earlier in 2026. Housing stock

Builder floors and plotted independent houses dominate the colony, with some apartment complexes and Palam Vihar Extension adding newer projects. RealtyHunting's data lists 2 BHK floors of 800-1,100 sq ft, 3 BHK floors of 1,300-1,800 sq ft and 4 BHK floors of 1,900-2,600 sq ft.

Prices (indicative asking)

  • Builder floors overall: about ₹9,550-13,400 per sq ft (RealtyHunting, 1 Oct 2026); apartments about ₹9,500-13,100 on the same page.
  • 2 BHK floors: about ₹9,550-11,500; 3 BHK floors: about ₹10,000-12,500; 4 BHK floors: about ₹11,000-13,400 per sq ft.
  • Housing.com's locality summary gives an average of about ₹12,600 per sq ft for Palam Vihar. Ansal Lemon Grove is shown at about ₹13,210 per sq ft, and Square Yards lists Ompee Nirmal Homes and Ompee Rudra Homes at about ₹9,500.
  • Square Yards reports New Palam Vihar 3 (Sector 111) moved from about ₹10,600 to ₹12,750 per sq ft in Q2 2026, a 20.28% rise; this is a project-level figure and should not be read as the colony average.

Rents and yield

RealtyHunting quotes 3 BHK rents of ₹28,000-45,000 a month, 2 BHK from ₹20,000 and 4 BHK from ₹50,000, with gross yields of 3 to 3.5%. Housing.com's locality summary shows rents ranging from about ₹14,200 to ₹1.3 lakh across unit types. These gross yields are better than the DLF phases, but the commute-sensitive tenant pool means vacancy and negotiation matter; ask for actual lease comparables.

Schools and hospitals

Housing.com's overview lists Jai Vision Public School, New Cambridge Public School, Gems International School and Amity School of Engineering and Technology among institutions in the area. Hospitals listed include Metro Life Line Hospital, Columbia Asia Hospital, New Life Multispeciality Hospital and Deepan Hospital. RealtyHunting notes that streets near schools get congested twice daily. Check admissions and distances independently.

Pros and cons

  • Pro: whole-floor living at roughly apartment-equivalent rates (RealtyHunting).
  • Pro: higher gross yields than premium localities and a settled neighbourhood.
  • Pro: proximity to Dwarka, the airport and the Dwarka Expressway corridor.
  • Con: long commutes to Cyber City and Golf Course Road at peak hours.
  • Con: variable block quality, infrastructure pressure in denser areas and slower appreciation than premium zones (RealtyHunting).
  • Con: the metro benefit is years away and subject to delay.

Who it suits

Families who want a whole floor on a middle-income budget, people working in Dwarka, Delhi's airport side or Udyog Vihar, and investors comfortable with a commuter-tenant pool. It is less suited to buyers whose daily trip is to Cyber City or Golf Course Road before the metro opens.
