Location assessment
Sector 113 is on the Dwarka Expressway edge near the Delhi border. Corridor features reported in the sources are the 19 km stretch opened in March 2024 and the NH-48/SPR cloverleaf nearing completion (Housing.com; Swarajya).
Metro is the planned Millennium City Centre-Cyber City line with a 1.85 km spur, not yet operating (Indian Infrastructure; Swarajya).
Square Yards' overview lists the corridor as within reach of Artemis, Max and Medanta hospitals and reputed schools without precise distances.

Using portal ranges and sizes, our arithmetic gives about ₹18,750 per sq ft (3.5 BHK at ₹3.9 crore for 2,080 sq ft) to about ₹20,100 per sq ft (4.5 BHK at ₹6.29 crore for 3,125 sq ft). That is at the lower-to-mid end of the ₹20,000-₹24,000+ per sq ft the Sobha blog and RealtyHunting give for premium Dwarka Expressway sectors.
A portal comparison page shows resale in M3M Mansion at around ₹21,000 per sq ft onwards, indicative asking. If those listings are real, the resale rate is not far from the primary rate, which suggests little discount.
The gap between our catalogue (₹5-8.2 crore) and the portals (₹3.9-6.29 crore) should be resolved with the developer's price sheet.
Developer track record
Before booking, look up the developer's other Gurugram projects on the HRERA Gurugram website (orders and complaints) and ask the developer directly about any delay matters. We have not reviewed HRERA orders for this developer, so we draw no conclusion either way.
We did not find independent construction progress for Mansion; ask for the RERA quarterly report.

Portal descriptions claim a 9+9-hole chip-and-putt golf course, walking trails and water-feature landscapes. These are marketing claims; confirm them in the sanctioned layout.
