DLF The Camellias is among India's most expensive ready apartment addresses. This review is an editorial assessment from public sources; it does not include resident reviews, and the very high prices mean most buyers are comparing it with a handful of rivals rather than the wider market.

At a glance

Because the project is ready, the main diligence items are the occupation certificate, society and maintenance arrangements, and the exact unit's resale history.

  • Developer: DLF.
  • Location: DLF Phase 5, Sector 42, Golf Course Road, Gurugram.
  • Configurations: 4, 5 and 6 BHK apartments and penthouses.
  • Price range (our catalogue): ₹53.97 crore to ₹165 crore, indicative asking. A JLL Homes listing starts around ₹29 crore, with sizes of 7,196-16,290 sq ft, so catalogue and portal differ.
  • HRERA: RC/REP/HARERA/GGM/2018/13 per our catalogue.
  • Status: ready to move per our catalogue and JLL Homes.

Location assessment

Golf Course Road is Gurugram's long-established premium address. The Rapid Metro Green Line runs with stations at Sector 42-43 and Sector 53-54 among others, per ANAROCK's Golf Course Road overview and developer location pages, and Fortis, Artemis, Medanta and Paras hospitals and schools such as The Heritage School and Pathways World School are described as nearby (ANAROCK; Godrej Properties location blog, a developer source).

The road's weakness is the usual one for Gurugram: peak-hour congestion on arterial stretches and monsoon waterlogging across the city (The Week, July 2025). The project's own drainage is unreported in our search.

  • Metro: Rapid Metro stations on the corridor.
  • Cyber City and Sector 54 commercial belt within a short drive.
  • Airport and South Delhi via NH-48 and Golf Course Road.

Price check

A realtynmore report says a Camellias penthouse sold for ₹190 crore, equating to about ₹1.2 lakh per sq ft of super area and ₹1.8 lakh per sq ft of carpet area. A broader portal summary says prime units often exceed ₹1 lakh per sq ft and that DLF originally sold bare-shell units in 2014 at about ₹22,500 per sq ft. Treat each as a reported or indicative figure.

Our catalogue range of ₹53.97 crore to ₹165 crore and the JLL listing of about ₹29 crore onwards cannot both be an entry price. The lower figure might reflect an older or smaller unit on resale. Ask for recent registered transactions rather than asking prices.

For the corridor, there is no single sector average that represents this class of home; the relevant comparison is with other ultra-luxury launches such as DLF The Dahlias (reported launch rate around ₹1.09-1.14 lakh per sq ft by Outlook Money and Realty Today) rather than with ₹20,000-25,000 per sq ft projects.

Developer track record

DLF is India's largest listed real-estate developer by many measures and has delivered Park Place, Belaire and Magnolias in Gurugram, per media reports quoted in the Caravan and Business Standard coverage.

It also has a documented negative history: the Competition Commission of India fined DLF ₹630 crore in 2011 after Belaire and Park Place buyers complained of delays linked to adding floors, and the tribunal upheld the penalty in 2014 (Business Standard; Governance Now). That history concerns older projects, not the Camellias, which is ready to move.

Design and amenities (developer claims)

Developer and portal descriptions say 75% open green space, large layouts, private terraces and panoramic views of the Aravallis, with interiors designed by architects. These are claims; ask the actual unit's maintenance charges and common-area arrangements.

Pros

  • Ready, so no construction or delivery risk.
  • One of the best-known ultra-luxury addresses on Golf Course Road.
  • Reported high transaction rates indicate demand at this level.
  • Strong developer with a delivery record.

Cons and risks

  • Very high entry cost and a thin buyer pool at resale.
  • Reported pricing differences between catalogue and portals.
  • Maintenance and society costs at this tier are substantial (verify).
  • City-wide waterlogging and water supply issues (The Week; The Realty Today).
  • DLF's older CCI penalty history is relevant context for dispute culture, though not about this project.

Who it suits and who should skip

  • Suits: Ultra-high-net-worth end-users who want a ready home on Golf Course Road.
  • Suits: Buyers who value inspecting the exact home before paying.
  • Skip if: You want an under-construction price advantage.
  • Skip if: You need a liquid, mid-price asset.

Verdict

The Camellias is a status asset where verification is straightforward because it is ready. Compare registered sale values, inspect the specific unit and read the society's accounts before paying.
