Pataudi Road is two markets joined by one road. Near Gurgaon it runs through New Gurgaon's sectors (Sectors 83 to 88A are commonly grouped on this road) and meets the Dwarka Expressway at Harsaru. Further out it reaches Pataudi, a town with its own numbered sectors, where affordable flats and DDJAY plots are launched at a fraction of Gurgaon prices. What connects the two stories is the highway.

The road: NH-352W, with a history of moved deadlines

Wikipedia's summary describes NH-352W as a 43.2 km highway in Haryana connecting Rewari to Gurgaon via Pataudi, converted in 2018 from a two-lane state highway (SH-26) to national highway status for four-laning. Land acquisition was lengthy and widening began only in the last quarter of 2021, with completion originally expected by the end of 2023. The same entry says the route intersects the Dwarka Expressway (NH-248BB) at Harsaru and terminates at NH-48 near Sectors 88A and 88B, bypassing Pataudi town, and that the revised alignment avoids Wazirpur and Harsaru village proper.

Press coverage since then has given later targets: a December 2025 completion in a Sakshi Post headline, and March 2025 in NBMCW's headline. We did not find a source confirming that the highway is fully complete as of October 2026. Search coverage also mentions National Green Tribunal intervention in September 2022 and a Supreme Court order in April 2023 allowing work to resume subject to compensatory afforestation; we have not read the orders. If you are buying for the highway, ask on site which stretches are open to traffic.

Beware promotional shorthand. A Pataudi plots listing states that Pataudi Road being converted into a national highway is one of the biggest value catalysts and refers to the upcoming NH-352W; that is a marketing statement and the conversion dates to 2018.

Prices on the Gurgaon end

Housing.com price-trend pages, as surfaced in search results (we could not open them in full), give indicative figures for the New Gurgaon sectors on this road: Sector 83 averaging about ₹11,774 per sq ft (range ₹8,796 to ₹18,000), Sector 85 about ₹10,014 to ₹16,884 and Sector 86 averaging about ₹11,206 (range ₹5,867 to ₹20,424). Treat these as portal averages with wide ranges. A separate Housing.com figure for Harsaru gives an average near ₹14,041 per sq ft; Harsaru and Sector 88A are covered in their own guide.

Prices and projects in Pataudi town

The Aum page also states the project is 28 km from the centre of Gurgaon, about a 40-minute drive via the Dwarka Expressway, and 15 to 25 minutes from main business hubs off-peak. Those are seller-side times; the hub in question is unspecified, so test the drive from Pataudi to your workplace at 9 a.m.

  • YCON Platinum Heights, Sector 3 Pataudi: per Realty Hunting, 2 and 3 BHK flats from about ₹26.65 lakh at ₹5,050 per sq ft on carpet area plus ₹1,300 per sq ft on balcony area, a registration reference of 37 of 2026 as stated in the listing, and a proposed allotment draw on 8 September 2026. That structure suggests an affordable-housing scheme: allotment by draw, price on carpet area, and resale rules that differ from a normal flat. Confirm the draw result and the scheme conditions.
  • Aum Green Residency, Sector 4 Pataudi: an 80-unit plotted project of about 20,410 sq m by Consulate Realty LLP, priced on request; the page cites RERA as coming soon and says best plots sell early, with a holding period of 4 to 10 years needed for appreciation. It claims the market appreciated 34% year-on-year and that Pataudi offers three times the land area for the price compared with New Gurgaon; those are the seller's statements.

Rail and metro

There is no metro on Pataudi Road. The Haryana Orbital Rail Corridor is a roughly 121.7 km Palwal to Sonipat line via Sohna and Manesar; per Wikipedia it is targeted for completion by 2028, connects to the Garhi Harsaru to Farrukhnagar line at Sultanpur, and has a separate 36 km extension under DPR. Pataudi sits on the Rewari side of the network; none of the sources we read gives a Pataudi station or opening date.

Pros

  • Much lower entry prices than Gurgaon proper: flats from about ₹26 lakh in Pataudi's affordable scheme versus a ₹11,000 to ₹12,000 per sq ft band in Sector 83.
  • Dwarka Expressway and NH-48 access via Harsaru for the Gurgaon end.
  • Build-and-rent options on DDJAY plots.

Cons and risks

  • Highway status: successive missed deadlines mean you should verify, not assume, what is open.
  • Distance: 28 km from central Gurgaon per a seller; a long daily commute for office workers.
  • Plot risk: pricing on request, registrations pending and the need for DTCP and title checks.
  • Affordable-scheme resale: carpet-area pricing and scheme conditions apply.
  • Environmental constraints around the road: litigation over the highway included environmental concerns, and the wider Aravalli region is under Supreme Court scrutiny.

Who it suits and verdict

The Gurgaon end of the road suits buyers who want New Gurgaon value near the Dwarka Expressway; Pataudi town suits first-time buyers on a tight budget and long-horizon plot buyers who can tolerate distance and illiquidity. Our view: price the Pataudi story on what exists today, a road in progress and low prices, not on what a brochure says the highway will do for values.
