Birla Navya, by Birla Estates, is a large township-style project on Golf Course Extension Road (GCER). This review weighs location, price and developer record from public sources and flags where our catalogue and portals disagree. It does not include resident opinions.

The multiple phases are the main source of confusion. Always ask which phase, tower and RERA registration your unit belongs to.

- HRERA: our catalogue shows RC/REP/HARERA/GGM/673/405/2023/17. The JLL Homes listing shows RC/REP/HARERA/GGM/390/122/2020/06, probably an earlier phase; confirm which phase and tower you are buying.
- Possession: our catalogue says June 2027. JLL Homes mentions a December 2024 expectation for an earlier phase and April 2029 for the Avik Phase 2 page.
- Scale (portal): Navya Avik is described as 4 towers in about 25 acres (HomeBazaar-linked search result).
Location assessment
Sector 63A is part of the GCER micro-market. A portal listing for Navya Avik says the project is close to the Sector 55-56 Rapid Metro station; the Rapid Metro Green Line serves Sector 42-43, Sector 53-54, Sector 54 Chowk and Sector 55-56 (ANAROCK and Godrej Properties' location pages). Check the actual walking or driving distance yourself.
The Southern Peripheral Road links Sohna Road, GCER and Golf Course Road over a roughly 16 km alignment, per Sobha's SPR guide, which makes the GCER a useful east-west link. Sobha is a developer, so treat its commentary as marketing-adjacent.
Hospitals such as Medanta and Artemis and schools such as Pathways and Heritage are named in developer blog pages as accessible from this belt; verify drive times at peak hours.
- Metro: Rapid Metro within an auto or short drive, per portal text.
- Roads: GCER, SPR, Golf Course Road.
- Concern: GCER peak-hour congestion; test it at 6 pm on a weekday.
Price check
RealtyHunting's 2026 page puts the GCER average at about ₹19,100 per sq ft, with Sector 63A builder floors at ₹13,350-₹17,600 per sq ft and expected apartment launch rates of ₹22,000-₹25,000 per sq ft. It also puts Sector 63 near ₹23,000 per sq ft in mid-2026. These are broker-portal figures, not transaction data.
JLL Homes shows the new-launch rate around ₹31,404 per sq ft, which is above these averages; its own examples (₹3.99 crore for about 1,900 sq ft) work out to roughly ₹21,000 per sq ft by our arithmetic. The two cannot both describe the same thing, so ask for the current price sheet.
Haryana's proposed circle-rate revision for Sectors 63, 63A, 64 and 67 was reported as a 45% rise from ₹58,500 to ₹84,825 per sq yard (RealtyHunting; NBMCW). A higher circle rate raises stamp duty on the registered value, so price in that cost.
Developer track record
Birla Estates, part of the Aditya Birla group, has an active Gurugram portfolio. Search results note Birla Arika Sector 31 phase 1 recorded about ₹3,000 crore of sales across nearly 300 units, and Birla Pravaah selling out within 24 hours (Angel One reporting). Those are sales figures, not delivery proof.
We did not find a published, verified delivery record for Birla Navya in our search. A listing of the possession expectation shifting between phases is the main flag. HRERA complaints and court matters: none found in our search, though we did not review every HRERA order.
Design and amenities (developer claims)
Portal descriptions say the project has IGBC Gold pre-certification and a green-township theme (JLL Homes). Pre-certification is not final certification. Layout, tower density and amenities are developer claims; confirm them in the sanctioned plan.

- Water and drainage: Gurugram faces water shortages and monsoon waterlogging (The Realty Today; The Week). No project-specific complaint found in our search; ask about the water source and STP.
- High density of homes in the township format.
Who it suits and who should skip
- Suits: End-users who want a branded GCER address with a mid-to-premium budget.
- Suits: Buyers comfortable with a phased project and willing to verify the phase.
- Skip if: You need a firmly dated possession now.
- Skip if: You want walk-to-metro certainty.
Verdict
Birla Navya is a credible GCER option, mainly because of the developer's brand and a mid-premium price position relative to some neighbours. The confusion around phases, RERA numbers and dates is the thing to settle before booking.
