Kolathur is a useful corrective to the headline story. In the same Knight Frank H1 2026 report that recorded a 35% year-on-year rise in neighbouring Perambur, Kolathur's price change over twelve months was 0%, and over six months 0%. It is a large, long-settled, densely populated North Chennai neighbourhood where the question is not hype but value and timing.

This guide uses Knight Frank for price levels, Wikipedia for locality facts, and Wikipedia and press reports for the metro. Magicbricks' Q3 2026 page for Kolathur did not publish an average rate at the time we checked, so we rely on Knight Frank alone for price and flag that clearly.

Location and character

Wikipedia describes Kolathur as a neighbourhood in north-western Chennai, in Ward 64 of Zone VI (Thiru. Vi. Ka. Nagar) of the Greater Chennai Corporation, with a 2011 census population of 110,474. It is also a state assembly constituency within the Chennai North Lok Sabha seat. The neighbouring localities Wikipedia lists include Villivakkam, Perambur, Madhavaram, Retteri, Ayanavaram and Anna Nagar.

Wikipedia also notes Kolathur's ornamental-fish trade, with around 500 families involved and over 10 lakh fish sold daily, a quirk rather than an investment driver but a sign of the area's local economy.

Metro: Red Line, underground, late-2028 in the tables

Wikipedia's Red Line (Corridor 5) station table lists Kolathur Junction as an underground station, with Srinivasa Nagar, Villivakkam, Villivakkam Bus Terminus and Villivakkam CTH Road following it, all with a December 2028 target; Retteri Junction (elevated) precedes it from the Madhavaram side. Anna Nagar West, Thirumangalam and Anna Nagar KV are listed after Villivakkam.

Underground sections are the slowest part of Phase 2. Propspedia's September 2026 summary says CMRL aims to finish the whole programme by the end of 2028, with elevated sections largely done by 2027 and underground ones by 2028. Construction World reported on 8 September 2026 that Corridor 5 trials are planned from November 2026 on the Koyambedu to Chennai Trade Centre stretch, which is the southern part and not the Kolathur end. Station lists were trimmed in 2023 (Metro Rail Today), so verify that Kolathur retains the exact station and entrance you expect.

Phase 2's first stretch, from Poonamallee to Vadapalani on the Yellow Line, is reported to open on 11 October 2026 but does not serve this part of the city.

Schools, colleges and hospitals

Wikipedia names Everwin Vidhyashram, Don Bosco Higher Secondary School, Everwin Matriculation Higher Secondary School, Smt. Durgadevi Choudary Vivekananda Vidyalaya and Godson Public School (Surapet Main Road) among important schools, and Arulmigu Kapaleeswarar Arts and Science College, Soka Ikeda Arts and Science College for Women and Annai Violet Arts and Science College among colleges.

For healthcare, ANAROCK's Madhavaram micro-market report (October 2024) lists Prashanth Super Speciality Hospital among hospitals serving the Madhavaram micro-market, and a hospital directory entry associates it with Kolathur and Madhavaram. Other Madhavaram-area hospitals ANAROCK lists include St Anthony's Hospital, Murari Hospital, KVT Speciality Hospital, Pavithra Hospital and Meridian Hospital. Wikipedia's Kolathur page does not name hospitals, so check proximity for each.

Price levels

Knight Frank's H1 2026 report groups Kolathur in North Chennai and puts its price at ₹5,250 to ₹6,042 per sq ft (₹56,511 to ₹65,036 per sq m), with 0% change over 12 months and over 6 months. That is lower than Perambur's ₹10,563 to ₹11,158 (up 35%) in the same table. For the whole North zone, Knight Frank recorded 940 unsold units (up 32% year on year) and a quarters-to-sell of 3.3, which it describes as balanced.

A caution on comparison: Knight Frank's figures are consultancy estimates and Magicbricks' are portal asking rates, so you should not set Knight Frank's Kolathur number against Magicbricks' ₹8,432 for Madhavaram. We did not find a Kolathur apartment average from a second source, and the Magicbricks page for Kolathur carried no rate. Ask for recent registered sale instruments (guideline-value check) on the exact street before you rely on a number.

Projects and rents

Property Point does not currently list a project in Kolathur. The closest listings are in Madhavaram (see our Madhavaram guide) and Perambur (see our Perambur and North Chennai guide). We found no sourced rent data for Kolathur. ANAROCK's 2024 Madhavaram typology table (2 BHK at ₹10,000 to ₹24,000 per month) is the nearest sourced reference and should be treated as a different micro-market.

Cons and risks

  • Flat prices over 12 months in Knight Frank's data, so momentum is absent.
  • Underground metro station with a December 2028 table date and a history of delays.
  • A thinner evidence base: no second price source, no sourced rent, and no listed Property Point project to reference.

Who it suits

Value-focused families and long-horizon buyers who want a settled North Chennai address and can wait for the metro. It is not for buyers expecting near-term appreciation, or those who need a large selection of new launches.

Verdict

Kolathur offers affordability and a planned metro, but the data shows no price momentum and the rail date is late 2028 at best. Anchor on use value, verify prices on the street, and compare with Madhavaram and Perambur before deciding.
