Location assessment
Valasaravakkam sits between Vadapalani, Porur and Ramapuram, a well-established residential locality with good bus and road links. Phase 2's Corridor 4 (Lighthouse to Poonamallee Bypass) runs along the Vadapalani-Porur axis, and the Poonamallee-Vadapalani stretch has been reported as the first Phase 2 segment to open; check which stations are open and how far the site is from them. Chennai Metro Phase 2 (approved by the Union Cabinet in October 2024: three corridors, about 118.9 km and 128 stations, per The Metro Rail Guy's compilation) has seen repeated schedule shifts. Reports have variously targeted completion between 2026 and 2028, and some sections have been paused for contract reasons, so treat any metro date as indicative and check the latest CMRL notice.
Employment clusters at Guindy, Porur and Vadapalani, plus the film and media businesses around Vadapalani, are within a drive (general geography). We have not verified a school and hospital list for this site.
Price check
The JLL Homes figures work out to about ₹13,100 per sq ft across 2, 3 and 4 BHKs (our arithmetic from the listed price and size). Magicbricks' Jul-Sep 2026 average asking rate for Valasaravakkam apartments is about ₹11,456 per sq ft, with premium listings near ₹14,000 (as cited in our Chennai analysis). So Mayura Gardens is about 15% above the locality average but within the premium band, which is typical for a low-density new launch. Because the price is so uniform across unit sizes, check what floor-rise and car-parking charges are added.
Developer track record
We could not verify a delivered-area figure or portfolio count for Navin's from independent public sources in our search, so we have not quoted one. Navin's markets itself as a Chennai developer (its own site). We searched for RERA complaints, court matters and delay reports linked to Navin's and found none in our search. This is a limited search and not a clearance. Visit a delivered Navin's project and speak to its residents' association.
Design and amenities (developer claims)
The amenities listed above are Navin's claims. With a very small land parcel, check how much of the area is truly open podium space and where the amenities sit relative to the apartments.

- A 33% UDS claim, which, if confirmed, is generous for the area.
Cons and risks
- Pricing above the Valasaravakkam average.
- The land-area inconsistency between sources.
- Delivery timeline is only about 14 months from now for a launch of December 2025; ask for construction proof as the build progresses.
- Metro schedule uncertainty and construction-related disruption along the corridor.
- We found no Valasaravakkam-specific flood assessment. Cyclone Michaung flooded metro construction sites around the city (per DT Next), so check local drainage.
Who it suits, and who should skip
It suits families that want a modest-size, newer home in an established west Chennai locality and can afford a premium. Skip it if you want a big clubhouse, the lowest possible rate, or a developer with a long, publicly documented delivery history.
Verdict
A decent boutique option if the paperwork checks out. The price is above the locality average, and the developer history is the thing we could not confirm. Request a delivered-projects list and the RERA documents.
