Casagrand Vienna is a boutique new launch on Lattice Bridge Road (LB Road), Adyar, one of south Chennai's established premium addresses. This is an editorial analysis from public data; it contains no resident opinions, because the project has not been delivered.

Location assessment

Adyar combines proximity to the IIT-Madras and Guindy belt, the Adyar river and Besant Nagar's coast with good access to Mount Road and OMR. For metro, Corridor 3 of Phase 2 includes an underground section through Adyar and Thiruvanmiyur that is scheduled later than the elevated OMR stretch (per our metro analysis), so a station here should be treated as a long-dated benefit. Chennai Metro Phase 2 (approved by the Union Cabinet in October 2024: three corridors, about 118.9 km and 128 stations, per The Metro Rail Guy's compilation) has seen repeated schedule shifts. Reports have variously targeted completion between 2026 and 2028, and some sections have been paused for contract reasons, so treat any metro date as indicative and check the latest CMRL notice.

We did not verify a project-specific school and hospital list. Adyar is known for established institutions, so ask for a distance chart rather than relying on generalities.

Price check

At about ₹20,999 per sq ft (indicative asking), Vienna sits at the top of the ₹17,500-21,000 range Cushman & Wakefield quoted for high-end Central II submarkets such as Adyar and Anna Nagar in Q2 2026, and well above Magicbricks' Q3 2026 Anna Nagar average of about ₹15,932 (both as cited in our Chennai analyses). This is the pricing of a new, boutique launch rather than an average Adyar flat; compare it against comparable new launches in Adyar and ready resale on the same road. Expect GST, parking, registration and other charges on top, as the catalogue states.

Developer track record

Casagrand is one of south India's larger residential developers with many Chennai projects; we could not verify a delivered-area figure from an independent source, so we have not quoted one. Before booking, check TNRERA for any completion-date extensions on the developer's other projects and ask the developer directly about its handover record. We have not reviewed those records, so we draw no conclusion either way.

Design and amenities (developer claims)

Per Casagrand's page, Vienna has 25+ amenities centred on a 7,100 sq ft clubspace, with an adult pool, kids' pool, pool deck with sun lounges, rain curtain, sky lounges, rooftop amphitheatre, observation deck, party lawn, rooftop dining pavilion, yoga deck, elevated gym and kids' play area. These are developer claims; check them against the sanctioned plan, especially rooftop spaces on a 1.5-acre plot.

Pros

  • A boutique community of 98 homes, which is unusual in Adyar.
  • A broad choice from 2 BHK to large 4 BHK and duplex formats.
  • A rich claimed amenity set for the plot size.
  • Long-term Corridor 3 relevance and an established address.

Cons and risks

  • Top-of-range pricing per sq ft, and December 2029 is a long wait.
  • Flooding: Adyar's river-adjacent and low-lying pockets are widely reported to have flooded in past monsoons; we did not retrieve a plot-level source in this research, so treat it as a priority diligence item. Ask for the plinth level and the site's 2015 and 2023 water level.
  • Verify the developer's handover record on earlier projects before booking.
  • Source conflicts on the unit mix and price, which the developer should resolve in writing.
  • Construction in a dense, central location may mean long disruption.

Who it suits, and who should skip

It suits well-capitalised families wanting a new, central south Chennai home and prepared to wait until late 2029. Skip it if you need nearer possession, a lower rate per sq ft, or certainty on flood safety that you cannot document.

Verdict

A well-specified, boutique launch at a premium that mostly reflects the address. The two big checks are the flood record and delivery risk. Get both answered in documents before paying a booking amount.
