Updated 30 October 2026. The three reports below use different bases, so compare within a report, not across reports. No report gives one clean rate for all three on the same basis in Q3 2026 except the portals, which are asking prices.
Hebbal vs Whitefield vs Sarjapur Road: price per sq ft
Notice that ANAROCK has Sarjapur Road above Whitefield while the portals show the reverse. One likely reason, and it is our inference, is that ANAROCK tracks new-project prices while portal asking data also includes older resale flats. Our arithmetic: a 1,500 sq ft 3 BHK at the MagicBricks rate is about ₹2.42 crore in Hebbal, ₹2.01 crore in Whitefield and ₹1.80 crore on Sarjapur Road, before GST and registration.
- MagicBricks, apartment asking rate, October 2026: Hebbal ₹16,103, Whitefield ₹13,394, Sarjapur Road ₹11,978.
- Square Yards, asking rate, June 2026: Hebbal ₹17,100, Whitefield ₹14,500, Sarjapur Road ₹12,250.
- Knight Frank, range, H1 2026: Hebbal ₹7,800–15,000, Whitefield ₹7,100–15,200, Sarjapur Road ₹5,700–11,300.
- ANAROCK, new-project base rate, Q3 2026: Sarjapur Road ₹11,730, Whitefield ₹11,030. It does not list Hebbal.
Which area has appreciated the most?
Knight Frank's 12-month change to June 2026: Whitefield +14%, Hebbal +11%, Sarjapur Road +3% (via PropNewz). Square Yards' asking rates from December 2025 to June 2026: Whitefield +2% and Hebbal +2%. ANAROCK's Q3 change: Whitefield +2% and Sarjapur Road +1%.
Over a longer run, ANAROCK's Whitefield base rate rose from ₹4,780 in Q3 2020 to ₹10,850 in Q2 2026. We do not have a like-for-like series for Hebbal or Sarjapur Road, so we will not claim which led over five years.
Which area gives better rent and rental yield?
Detail on Whitefield and Sarjapur Road: Rental Yield 2026: Whitefield vs Devanahalli vs Sarjapur Road
- Whitefield: 2 BHK at ₹30,000–47,000 a month, about 4.2% gross on a 1,000 sq ft flat at ANAROCK's rate (ANAROCK Q3 2026, yield is our arithmetic).
- Sarjapur Road: ₹33,000–48,000 a month, about 4.1% gross, on the same basis.
- Hebbal: ANAROCK does not track it, so we cannot give a yield on the same basis. The nearest market it tracks, Thanisandra, is ₹28,000–43,000, about 4.0%. Since Hebbal's purchase rate is much higher, expect a lower yield unless rents there are far above that (our inference).
Which has the best metro connectivity for 2027?
- Whitefield: the Purple Line has run to Kadugodi since 9 October 2023 (Wikipedia, Purple Line). This is the only one of the three on an open line today.
- Hebbal: BMRCL targets end-2027 for the Blue Line's airport–Hebbal section and early 2028 for Hebbal–KR Puram. On 26 October 2026 the Supreme Court allowed work on disputed Hebbal land to continue (Deccan Herald). Details: Blue Line Hebbal Stretch: Supreme Court Lets Work Go On
- Sarjapur Road: no metro. The Red Line, from Hebbal to Sarjapur, has a target of April 2033 and, as of 13 October 2026, still needed Union approval. Do not pay for it yet: Red Line Metro Bangalore: Hebbal–Sarjapur Stations and 2033 Date
Where is the most new supply and unsold stock?
ANAROCK's Q3 2026 split: North Bengaluru produced 46% of the city's launches, up 121% in a year, so Hebbal's wider belt is getting a lot of new homes. East Bengaluru took 44% of sales and 40% of launches and holds 48% of unsold stock, and both Whitefield and Sarjapur Road sit in that belt. More stock gives a buyer more choice and room to negotiate now, but more competition when you resell.
Which area suits which buyer?
- Family working at ITPL or EPIP: Whitefield. Short commute and an open metro line.
- Family working on the Outer Ring Road: Sarjapur Road. Knight Frank says the ORR took 52% of the city's office leasing in H1 2026, and Sarjapur Road has the lowest rate of the three on the portals.
- Airport travel, Manyata or north-side schools: Hebbal, if the budget allows. See Hebbal, Bangalore: The Northern Premium Corridor
- Investor wanting rent: Whitefield or Sarjapur Road, at roughly 4% gross on the numbers above.
- Investor betting on infrastructure: Hebbal has the nearer target date. Remember that a metro target is not a metro. Our price check: Does a Metro Really Raise Property Prices? The Evidence, and the Bengaluru Caveats
So where should you buy in 2027?
Our view: pick the area by your office first, because you will live with that commute every day. If you have no fixed office, Whitefield has the most proven base today, with an open metro line and a deep rental market. Sarjapur Road offers the most home for the money. Hebbal is a choice for those who value its location and can afford it. These are judgements, and none of this data promises gains.
