What have research firms forecast for Bangalore?

These are the published views we could confirm. None is a citywide 2027 number from a report written after the RBI's October move.

  • Ind-Ra, February 2026: national price growth of 4–8% a year in FY26 and FY27, and Bengaluru's strong growth to moderate but stay above 10%. FY27 ends in March 2027 (GeoSquare, 26 February 2026).
  • JLL: Bengaluru prices up 10–12% in calendar 2026. This does not cover 2027 (Real Estate Asia).
  • Colliers, April 2026: Bannerghatta Road up 30–40% over 2025–2027 along the Pink Line. JP Nagar and Electronic City 20–30%, BTM Layout 10–20% and Jayanagar 10–15%, with no end date given. These are corridor projections, not citywide numbers (GeoSquare, 22 April 2026).

Will property prices fall in Bangalore in 2027?

Nothing we read forecasts a citywide fall. Current numbers do not show one either: in Q3 2026 prices rose 14.5% on NoBroker's data, 11% on Knight Frank's and 8% on ANAROCK's. Sales rose too, by 12% on ANAROCK's count of about 16,650 homes and 4% on Knight Frank's.

Some pockets are flat to slightly lower on asking prices. Square Yards shows East Bangalore down 1.3% and West Bangalore down 1% in a year, for September 2026. A soft area is the likelier form of weakness than a citywide drop. That last sentence is our view. For the crash question in detail, read Are Bangalore Property Prices Falling in 2026? What the Data Says

What could push prices up in 2027?

  • Office demand: Bengaluru leased 14.1 million sq ft of offices in H1 2026, with global capability centres at 60% (Knight Frank, via PropNewz).
  • Metro: BMRCL targets mid-2027 for Silk Board–KR Puram on the Blue Line, end-2027 for airport–Hebbal and early 2028 for Hebbal–KR Puram. These are targets, and they have moved before. Status: Blue Line Hebbal Stretch: Supreme Court Lets Work Go On
  • Building costs: wholesale basic metal prices were up 10.9% year on year in August (Gulf Today).
  • Premium mix: homes above ₹1 crore were 56% of sales across Knight Frank's eight cities in Q3 2026, which lifts averages even when no flat gets dearer.

What could hold prices back in 2027?

  • Unsold stock: ANAROCK counts about 80,200 homes, up 35% in a year, with a 15-month overhang. Knight Frank says inventory rose 21% and quarters-to-sell reached 5.5.
  • Supply: about 17,700 homes launched in Q3 against 16,650 sold (ANAROCK). North Bengaluru launches rose 121% in a year.
  • Loan cost: the RBI repo rate has been 5.50% since 7 October 2026, up from 5.25%. Our arithmetic: if your bank passes on the full 0.25%, a ₹1 crore 20-year loan at 8% goes from about ₹83,644 a month to about ₹85,207.
  • Jobs: Knight Frank describes IT services hiring, a key source of Bengaluru demand, as subdued. Third-party IT firms' share of H1 office leasing fell to 12% from 22%. See Will Bangalore Real Estate Crash Due to AI and Tech Layoffs?

What happens to a home's price in 2027 at different growth rates?

These are not forecasts. They are our arithmetic on a ₹1.5 crore home, to show what is at stake if you wait a year:

  • 0% growth: ₹1.50 crore. Waiting costs nothing, and you may gain from negotiation.
  • 5% growth: ₹1.575 crore, ₹7.5 lakh more.
  • 8% growth: ₹1.62 crore, ₹12 lakh more.
  • 11% growth: ₹1.665 crore, ₹16.5 lakh more.

Should I buy in Bangalore now or wait for 2027?

Buy on your own timing, not a forecast. If you plan to live in the home, have a stable income and the EMI fits, waiting for a dip is a bet the data does not clearly support. If you are investing for a quick gain, the rising stock is a reason for care: expect more competition at resale in the belts with the most new supply.

With 80,200 homes unsold, a buyer can ask for better terms. Push for a lower base price, waived charges or a clearer payment plan, and get it in writing. Compare first by area: Bangalore Property Prices Up 14.5%: Which Areas Gained Most?
