Updated 21 October 2026. We read the developer's Barca page, both RERA filings and the company's June 2025 launch disclosure that day. Many pages quote '009086' as the RERA number; that is the acknowledgement number, not the registration. Below we set out both phases separately, with the official numbers, unit mix and booking position.

The RERA number, and the '009086' confusion

Barca's registration number is PRM/KA/RERA/1250/303/PR/010425/007644 (Karnataka RERA). Before a project is registered, the portal issues an acknowledgement; for Barca that was ACK/KA/RERA/1250/303/PR/270325/009086 (Karnataka RERA). The '009086' figure that appears on many websites is that acknowledgement number. Your agreement should carry the registration number ending 007644, or 007887 if your home is in Barca II.

Godrej's own disclaimer names godrejproperties.com as its official website and asks buyers not to rely on other sites (Godrej Properties, read 21 October 2026). Many look-alike domains use the township's name.

Barca and Barca II: what is the difference?

Both phases were approved by the Bangalore International Airport Area Planning Authority (BIAAPA): Barca under BIAAPA/TP/CC/503/2024-25/3524 on 29 March 2025, and Barca II under BIAAPA/TP/CC/42/2025-26 on 27 June 2025 (Karnataka RERA). The company has said the township has about 5.6 million sq ft of developable potential (The Week/PTI, 23 June 2025), so later phases may follow; none beyond these two is registered as far as we found.

Godrej MSR City price and floor plans

The developer's Barca page shows '3 BHK Homes from ₹1.79 Cr*', with possession March 2030, and notes that GST, AMC, IFMS and other charges are additional (Godrej Properties, read 21 October 2026). It does not publish a 2 BHK price or a price list. We do not repeat broker cost sheets.

Barca's RERA unit mix, with average carpet areas that we derived from the totals filed (Karnataka RERA):

Barca II files 165 units of 2 BHK, 238 of 3 BHK with two toilets and 199 of 3 BHK with three toilets (Karnataka RERA). Barca's 69,817 sq m of land includes 31,795 sq m of open area (Karnataka RERA). The developer describes a Barcelona-inspired theme with a Barca pool, a Gaudi pool, a gym, a football court, a pet park and a clubhouse.

How much is booked?

Godrej Properties said in a regulatory filing that it sold more than 1,450 homes, about 2.2 million sq ft, worth over ₹2,000 crore in the first-phase launch of Barca (The Week/PTI, 23 June 2025). As per the latest RERA quarterly update (Q4 FY2025-26, submitted 13 April 2026), Barca shows about 1,957 of its 1,961 units booked (Karnataka RERA).

So nearly all of Barca's first-sale stock is booked. New buyers should ask the developer what is on offer, in which phase and tower, and that phase's registered date.

Location and connectivity

The developer's page does not publish distances, so we do not add any. The RERA filing places Barca at coordinates 13.1969, 77.6549 in Devanahalli taluk (Karnataka RERA); use them to check your own commute. Our listings name the area Shettigere; both Shettigere and the RERA villages lie in Devanahalli taluk. Who Godrej MSR City suits

It suits buyers who want a 2 or 3 BHK in a large township near the airport and can wait until 2030, and who value the scale of amenities a 31-tower phase brings. The two- and three-toilet 3 BHK variants let a family choose layout over size.

It suits less well someone who needs to move in soon, or who wants a low-density building; Barca alone has 1,961 homes (Karnataka RERA).

What to check before you book

  • Check that your agreement names registration 007644 (Barca) or 007887 (Barca II), not the acknowledgement number.
  • Open the registration on rera.karnataka.gov.in and match the BIAAPA approval, promoter and completion date.
  • Get the RERA carpet area of your unit, and its toilet count, in the agreement.
  • Ask for the full cost sheet including GST, AMC, IFMS and other charges the developer lists as extra.
  • Deal through godrejproperties.com or an agent you have verified, and pay only into the project account named in the agreement.
