What is the price of villa plots in North Bangalore?
On these listings, large plots run from about ₹1 crore to ₹5 crore, depending on size and block. The ₹5 crore upper end at Yelahanka Extension is for plots up to 3,300 sq ft. Our arithmetic on that listing puts the range at roughly ₹8,900 to ₹15,200 per sq ft, but the listing does not tie each price to a size, so treat that only as a guide.
Compare on the same basis: the land rate per sq ft, the plot's share of the common area, and the charges billed separately for development, clubhouse and corpus.
What approvals should a villa plot in Bangalore have?
- Planning approval of the layout by the competent authority for that area. That is the BDA in the core city, or a local planning authority in the wider region, such as the Doddaballapur Planning Authority named on Sattva Ekatra's listing.
- K-RERA registration for the project, searchable on rera.karnataka.gov.in. Match the project name, survey numbers and plot count to your agreement.
- Khata eligibility. Only layouts and plots approved under Section 17 of the Karnataka Town and Country Planning Act, 1961, are eligible for e-khata processing, and khata bifurcation has been almost frozen: only four applications were approved in two years across Greater Bengaluru (Deccan Herald, 16 October 2026). A government draft notification of 4 June 2026 proposes easing subdivisions; it is not yet final.
- Land conversion and title: the conversion order for non-agricultural use and a clean chain of title for the parent land, read by your advocate.
BDA vs BMRDA vs BIAAPA approved plots
All three are planning bodies; which one applies depends on where the land is. BDA covers the core metropolitan area. Beyond it, layouts are approved by local planning authorities in the Bangalore Metropolitan Region, such as BIAAPA around the airport. The label matters less than two facts: the layout plan is approved under the Town and Country Planning Act, and the plot is eligible for a khata. Can NRIs buy villa plots in Bangalore?
Yes, a residential plot is allowed. Under the RBI's rules, NRIs and OCIs may buy immovable property in India other than agricultural land, farmhouses or plantation property. Payment must come through Indian banking channels, including NRE, FCNR(B) or NRO accounts, and not in travellers' cheques or foreign currency notes (RBI FAQ, updated 6 April 2023).
That rules out 'farm plots' and 'managed farmland' for NRIs. Check the land's recorded use before you pay anything.
Are villa plots a good investment in Bangalore?
We do not forecast returns. A plot gives you control over design and no shared building, but it earns no rent until you build, and building adds its own time and cost.
Liquidity depends on the khata. A plot without a clean khata is hard to sell or mortgage, as the bifurcation freeze shows. Villa and larger formats do feature in NRI purchases planned for retirement or relocation (Embassy and Sumadhura, quoted by BW Businessworld, 6 October 2026). Costs beyond the plot price
- Stamp duty and registration on the sale deed. Current Karnataka rates: Bangalore stamp duty calculator
- Development, clubhouse and corpus charges, if billed separately. Ask whether GST applies to any of them and at what rate.
- Plan sanction fees and construction cost when you build.
- Your advocate's title search and a survey of the plot boundaries.
