DLF Phase 5 sits on the Golf Course Road corridor in Sector 43 and is the most expensive of the DLF City phases. It is a low-density, maintained neighbourhood where scarcity of plotted land drives pricing, and where the buyer pool at the top end is narrow. Location and connectivity

RealtyHunting's Phase 5 guide (1 October 2026) notes direct access to Cyber City, with Southern Peripheral Road linking to Sohna Road and the Golf Course Extension belt. It lists Rapid Metro stations at Sector 53-54 and Sector 54 Chowk on the Golf Course Road corridor. Housing.com's project notes mention the Sector 42-43 Rapid Metro station near DLF's commercial tower on Golf Course Road. Distances from any particular home to a station vary, so measure the walk or auto ride yourself.

Housing stock: branded floors, older resale and apartments

Phase 5 has three layers. DLF's branded builder floors, an older stock of independently built floors and houses, and apartment projects such as DLF The Icon (Sector 43, Golf Course Road). RealtyHunting flags product confusion between branded and older stock as a risk: an older house and a new branded floor are not the same asset, and they price very differently.

Prices (indicative asking)

Large gaps within a single phase are normal here. Always ask for the exact carpet and built-up areas, and compare on the all-in cost rather than the headline rate.

  • Branded floors: about ₹26,650-31,200 per sq ft (RealtyHunting, 1 Oct 2026).
  • Older resale stock: from about ₹16,500 per sq ft (same page).
  • DLF Exclusive Floors (3 BHK): from about ₹3 crore, per the same page, which also notes a minimum ticket of about ₹3 crore for the phase.
  • DLF Grove: ₹8.23-15.37 crore for 2,422-4,521 sq ft (RealtyHunting).

Rents and yield

RealtyHunting reports 3 BHK rents of ₹1.2 to ₹2 lakh a month and a gross yield of 1.8 to 2.3%, the lowest among the DLF phases. High-net-worth buyers often treat Phase 5 as capital preservation rather than income. If rent matters, run a net-yield calculation first.

The 2026 circle-rate revision

Gurugram revised its circle rates with effect from mid-April 2026, with increases ranging from 15% to 75% across segments (Square Yards, via NBMCW). DLF Phase V is among the premium pockets reported to have seen a jump of about 75% (Square Yards and Outlook Money). Because stamp duty and registration are charged on the higher of the circle rate and the agreement value (Outlook Money, 18 April 2026), a higher notified rate can raise the duty even where the negotiated price has not changed. Schools and hospitals

Housing.com's Sector 43 notes place Heritage International Xperiential School within about 450 metres of DLF The Icon, and name Amity International School, Excelsior American School, Ascent Public School and Shalom Hills International School among schools in Sector 43. For healthcare they name Paras Hospitals (within about 600-800 metres of major projects) and Max Healthcare. Confirm distances and admission policies directly.

Pros and cons

  • Pro: Golf Course Road frontage and a low-density, well-maintained environment.
  • Pro: scarcity of plotted land supports pricing (RealtyHunting's view).
  • Con: high entry cost and the lowest yields among DLF phases.
  • Con: the buyer pool at ₹8-15 crore is narrow, which can slow a resale.
  • Con: peak-hour congestion on Golf Course Road.

Who it suits

Buyers who prioritise address, space and long-term wealth preservation and are comfortable holding through a slow resale; NRIs who want a low-maintenance, established neighbourhood. It is a weak fit if you need rental income or flexibility to sell quickly.

Checks before buying

  • Confirm exactly what is being sold: branded floor, older floor, or house. Insist on the sanctioned plan and occupation certificate.
  • Check the land share and parking rights in the sale deed.
  • Budget for stamp duty on the higher of circle rate and agreement value.
  • For apartments in registered projects, verify the HRERA registration and approvals.
