Phase 2 and Phase 3 are the two DLF City phases that sit nearest to Cyber City, Cyber Hub and the Rapid Metro loop. That proximity drives tenant demand, and it also drives noise, traffic, subdivided floors and conversions of homes to commercial use. This guide compares the two on indicative asking prices, rents, connectivity and the issues buyers should look at before committing.
All price and rent figures here are third-party asking numbers. They are useful for comparison, not as a valuation.
Location and metro
RealtyHunting places DLF Phase 2 in Sector 25 and Phase 3 in Sector 24. Housing.com describes Phase 2 as situated between Sector 25 and Sector 25A with access to two metro lines, and Phase 3 as crossing Sectors 23 and 24 at the Delhi-Haryana boundary.
RealtyHunting lists a DLF Phase 2 Rapid Metro station within the neighbourhood and a DLF Phase 3 Rapid Metro station on Road No. 19 linking to the Cyber City loop, with Sikanderpur offering the interchange to the Yellow Line. Housing.com's Phase 3 listings also mention Moulsari Avenue and the Phase 3 station within about five minutes by road.
Housing stock and prices (indicative asking)
Both phases are dominated by builder floors, with some apartments in older DLF complexes. Floors in Phase 3 are more frequently subdivided and compact, which makes the phase popular with renters and investors.
- Phase 2 builder floors: about ₹14,100-18,850 per sq ft, average about ₹16,300; 3 BHK (1,800-2,300 sq ft) about ₹2.6-3.8 crore; 4 BHK (2,600-3,400 sq ft) about ₹4.2-6.4 crore (RealtyHunting, 4 Oct 2026).
- Phase 2 apartments in the same locality ask about ₹19,700-28,200 per sq ft, roughly 20-35% above floors, per the same page. Housing.com's separate locality page shows an average of ₹19,551 per sq ft with a 3.74% year-on-year rise; different sources use different samples.
- Phase 3 builder floors: about ₹14,900-18,400 per sq ft, average about ₹16,650; 2 BHK about ₹1.5-2.3 crore, 3 BHK about ₹2.5-3.8 crore and 4 BHK about ₹4-5.5 crore (RealtyHunting, 1 Oct 2026).
- Phase 3 five-year price movement is reported at about 77% by the same page; treat as indicative.
Rents and yield
Phase 3 is described by RealtyHunting as the deepest small-unit rental market in DLF City, with studio and 1 BHK units of 300-500 sq ft let quickly, 3 BHK rents of about ₹55,000-85,000 a month and gross yields of 3-3.5%. Tenant turnover is typically 11 to 24 months, per the same page.
For Phase 2, RealtyHunting quotes 3 BHK rents of ₹75,000-1.1 lakh and gross yields of 2.2-2.8%. Housing.com's rent bands for Phase 2 are lower for 3 BHKs (about ₹51,250-65,000 a month), another reminder that rent ranges vary by source and unit condition.

Schools and hospitals
Housing.com's Phase 2 overview names Delhi Public School (DLF City), American Montessori Public School and Sherwood Convent School, and Privat Hospital within DLF City Phase 2. For Phase 3 (Sector 24), Housing.com lists Rabindranath World School and Sacred Valley School, with GAV International School and City Convent about 500-700 metres away, plus St. Stephen's Hospital and Kailash Nursing Home, and Narayana Hospital about 1.8 km away. Always confirm admissions and distances yourself; portal listings are not a substitute for a visit.
What buyers should weigh
- Density: RealtyHunting flags subdivided floors in Phase 3 that put more people in each building than the original plans anticipated, plus narrow internal lanes and some PG conversions.
- Commercial misuse: in August 2023 the DTCP sealed 14 commercial establishments across seven properties in DLF Phase 2 that were operating illegally in residential areas (The Tribune). A neighbouring office or warehouse can affect living quality and approval status.
- Infrastructure age: RealtyHunting notes ageing water and sewer lines in older blocks of Phase 2, and the Tribune has listed DLF Phase 1-2 among areas facing supply shortfalls; ask residents about actual supply before you buy.
- Parking and noise near main roads, particularly in Phase 2.
- Approval history: RealtyHunting mentions historical approval concerns with subdivisions in Phase 3. Ask for the sanctioned plan and occupation certificate for the exact floor.
Circle rates and stamp duty
Circle rates drive stamp duty because duty is charged on the higher of the circle rate and the agreement value (Outlook Money, 18 April 2026). Haryana revised Gurugram circle rates from mid-April 2026, with increases of 15% to 75% across segments (Square Yards via NBMCW). One report cites a top residential circle rate of ₹2,17,000 per sq yd for DLF Phase 2 (Realtynmore); check the current notified rate with the sub-registrar before relying on that figure. Phase 2 or Phase 3?
Phase 2 is generally the more expensive and more commercially active of the two, with deeper inventory (RealtyHunting counts about 900 properties) and a larger apartment component. Phase 3 is cheaper per square foot and stronger for small-unit rentals, but with more density and tenant churn. Owner-occupiers who value quiet usually look further into the DLF phases or at Phase 4; income-focused buyers look at Phase 3 for yield, though with a more active management load.
