DLF Phase 4 centres on Sector 28 and is organised around Galleria Market and Super Mart, between MG Road and Golf Course Road. For buyers it is a middle path within DLF City: closer to Cyber City than Phase 5, quieter than Phases 2 and 3, and more walkable than most. It is also expensive, with an entry point for floors above ₹3 crore on current asking figures.

Location and connectivity
RealtyHunting's Phase 4 guide (updated 1 October 2026) describes the area as Sector 28, between MG Road and Golf Course Road, with the Sikanderpur and Phase 1 Rapid Metro stations nearby, easy access to the Delhi-Gurgaon Expressway, and IGI Airport 30 to 40 minutes away depending on traffic. Housing.com's project pages describe Galleria Market as the most popular commercial space in Sector 28.
Housing stock
Phase 4 has both builder floors and a cluster of DLF apartment complexes, which makes it one of the few DLF phases where you can compare both formats on one street network. Named DLF apartment projects listed on Housing.com in the phase include Regency Park, Windsor Court, Hamilton Court and Ridgewood Estate.
RealtyHunting notes that many buildings are 20 to 30 years old and that infrastructure is ageing, so the condition of the specific building is as important as the address.
Prices (indicative asking)
- 3 BHK floor (1,900-2,600 sq ft): about ₹15,450-18,500 per sq ft, or ₹3.15-4.6 crore (RealtyHunting, 1 Oct 2026).
- Large 3 BHK or compact 4 BHK floor (2,600-3,000 sq ft): about ₹17,000-19,500 per sq ft, or ₹4.5-5.58 crore.
- 4 BHK floor (3,000-3,800 sq ft): about ₹18,000-20,900 per sq ft, or ₹5.5-7.5 crore.
- Housing.com's August 2026 data shows an average of about ₹14,061 per sq ft across flats, ₹19,769 for independent houses, ₹20,729 for villas and ₹23,250 for plots; the wide spread reflects different property types and samples.
- Housing.com lists DLF Regency Park 1 with 2-3 BHK apartments at ₹1.71-4.62 crore, at an average of about ₹19,000 per sq ft.
Rents and yield
RealtyHunting quotes 3 BHK rents of ₹80,000 to ₹1.2 lakh a month and a gross yield of 2.2 to 2.7%, and notes that tenants tend to be established professionals with longer tenancies. As with the other DLF phases, a high purchase price keeps the gross yield modest, and net yield is lower again after costs.
Schools and healthcare
Housing.com's listing notes place The Shri Ram School Aravali about 100 metres from one Phase 4 project and a pathology collection centre at about 300 metres, with restaurants, banks and schools in the vicinity. RealtyHunting's own page did not list schools or hospitals. For hospital access, plan around the wider Golf Course Road and MG Road belt and check travel times at your usual hours.

- Pro: quieter streets than Phases 2 and 3, and close to Cyber City, MG Road and Golf Course Road.
- Pro: mature trees and a stable resident base.
- Con: market-side traffic and parking congestion at peak hours.
- Con: entry price around ₹3.15 crore for floors limits the first-time-buyer pool.
- Con: ageing buildings; modest rental yield.
Who it suits
Established families and professionals who want a walkable, quiet-ish address near the Cyber City and MG Road corridors, and who are comfortable with older stock. It is less natural for first-time buyers on a tight budget or for investors targeting yield.
Pre-purchase checks specific to Phase 4
- Ask for the occupation certificate and sanctioned plan; compare the built floors and any additional rooms with the plan (see our OC and CC guide).
- If buying an apartment in a DLF complex, request the last two years of maintenance accounts and any pending special levies.
- Verify circle-rate exposure. Haryana revised Gurugram circle rates from mid-April 2026 (Square Yards via NBMCW); duty is charged on the higher of circle rate and agreement value, so check the current notified rate.
- Visit on a weekend evening near the market to judge parking and noise.
