Sector 21 is part of the Delhi-facing west of Gurgaon, with the PIN code 122016, surrounded by Surya Vihar, Dundahera village and Sector 22 (Houssed's locality guide, March 2026). It rarely appears in luxury lists, but it has an unusual feature for Old Gurgaon: Swarajya's July 2026 report on the new metro names Sector 21 among the stations along the route. That is the reason to look at it afresh, and the reason to be careful about timing.

What the metro report says, and what it does not

Swarajya (29 July 2026) lists Millennium City Centre, Subhash Chowk, Hero Honda Chowk, Sector 5, DLF Cyber City, Krishna Chowk near Palam Vihar, Sector 21, Vyapar Kendra Road, Umang Bhardwaj Chowk and Cyber Hub among stations named in the context of the Old Gurugram metro project, with five interchange stations: Millennium City Centre, Subhash Chowk, Sector 5, Hero Honda Chowk and DLF Cyber City. The same article notes that the managing director reviewed and inspected the project on 28 to 29 July. It gives no cost, length or completion date.

The Tribune's longer full-corridor station list does not include a station named Sector 21; it names Sector 23A, Sector 22 and Udyog Vihar Phases IV and V near the end of the route. This is a genuine difference between reports, probably reflecting a landmark-based name or a different list. The practical reading is that this part of the corridor passes close by, but the precise station position near Sector 21 is not settled in the reports we read. The Tribune reports a December 2028 target for the corridor, and the Cyber City end had stalled in July 2025 over where the RRTS station would be placed (Swarajya). Plan on a long horizon.

Indicative prices

RealtyHunting's September 2026 guide for Sectors 21 and 22 (updated 1 October 2026) quotes a Sector 21 example of a 2,500 sq ft four-bedroom floor at ₹2.5 crore, about ₹10,000 per sq ft, with four-bedroom floors at roughly ₹2.3 crore to ₹2.5 crore (indicative asking). The same source quotes circle rates of about ₹83,000 per sq yard for Sector 21, with floors in licensed colonies notified near ₹9,700 per sq ft and multi-storey group housing near ₹11,550 per sq ft. Circle rates for Gurugram were revised from 1 April 2026 by between 15% and 75% depending on the area (NBM&CW citing Square Yards), so confirm the present collector rate.

Rent and the tenant pool

RealtyHunting quotes three-bedroom rents in the pair of ₹25,000 to ₹40,000 a month and gross yields of 2.8% to 3.4%, with more than 100 rental listings in neighbouring Sector 22, which signals a deep rental market. Locality listings also show a mix of flats, floors and villas rather than only plotted floors, so check which type you are looking at.

Everyday infrastructure

Houssed's locality guide lists schools including Firstcry Intellitots Preschool, Udgam Pre School, American Montessori School and Delhi Public School, and hospitals including Shorya Hospital, World Laparoscopy Hospital, Cloudnine Hospital and Uma Sanjeevani Health Centre, plus several small malls and arcades. Those are a guide's lists, undated beyond March 2026, so confirm each address and current status before treating it as a reason to buy. Manipal Hospital Palam Vihar is listed by a different locality guide for neighbouring Sector 22B.

Connectivity: Delhi and airport first

RealtyHunting's note for Sectors 21 and 22 is that there is no metro station inside either sector, so transport is by car or auto, and that connectivity favours Delhi, Dwarka and the airport. That is a useful lens: this belt suits people whose lives lean toward Dwarka, the airport or Delhi more than toward the Golf Course Road corridor.

Risks and checks

  • Plot, floor and lane. Confirm the sanctioned plan, the floor's completion papers and the width of the lane. The High Court stayed Haryana's stilt-plus-four notification on 2 April 2026 (The Tribune) and the stay was confirmed for Gurugram on 27 April (Swarajya).
  • Renovation. RealtyHunting suggests ₹12 lakh to ₹22 lakh for interiors and services on resale floors in this pair.
  • Registration. 7% for men, 5% for women, 6% jointly, with registration fees capped at ₹50,000 above ₹90 lakh (RealtyHunting).
  • Title. Village-adjacent colonies such as those near Dundahera may have more complex land histories; request the full chain and a lawyer's opinion.

Who it suits and the verdict

Sector 21 suits buyers who want a ₹2 crore to ₹2.5 crore four-bedroom floor, are oriented to Delhi, Dwarka or the airport, and see the metro as a long-dated bonus. It does not suit those wanting a modern society, a walkable station today or a premium-address resale. The verdict is that Sector 21 is a sensible, modestly priced option on asking numbers, where the metro plan is real but imprecise at the station level. Pay for the floor and the commute you will actually have.
