Sushant Lok, developed in phases along the MG Road side of Gurgaon, is one of the city's older residential layouts and one of its most liquid resale markets. It is mostly independent houses and builder floors on plots, with older group-housing flats mixed in. This guide explains what that means for price, rent, daily life and one recurring practical issue, water.

Location and metro
RealtyHunting's Sushant Lok Phase 1 page (updated 3 August 2026) says a Rapid Metro station on MG Road serves the neighbourhood, which it calls rare for a Gurgaon residential pocket, with quick access to Golf Course Road, Cyber Hub, and Yellow Line links to Delhi. Galleria Market is among the shopping options mentioned.
Housing stock
RealtyHunting describes builder floors as the dominant product, many recently rebuilt, alongside plotted houses and older society flats. It reports more than 800 builder floors and more than 200 plots listed. Housing.com's locality summary also notes that independent houses form the majority of residential stock, followed by flats, builder floors and plots.
Price levels (indicative asking)
- Average asking about ₹19,400 per sq ft across Sushant Lok Phase 1 flats and floors, with a range of ₹14,450-26,500 (RealtyHunting, 3 Aug 2026).
- Older society flats: about ₹14,450-17,000 per sq ft.
- Premium rebuilt floors: about ₹20,000-26,500 per sq ft.
- RealtyHunting also reports price rises of about 20% over the last year and about 127% over five years; these are page trend figures and should be read as indicative only. Note that this is a much stronger recent trend than the figures reported for the DLF phases, so ask for recent comparable sales before accepting it.
Rents and yield
RealtyHunting puts gross yields at about 2.5 to 3% and cites high resale liquidity as the main appeal. It does not publish a rent band for the area in the material we reviewed, so obtain two written rent comparables in the same lane before building a yield assumption.
Schools and hospitals
Portal locality summaries name Fortis Memorial Research Institute and Paras Hospital as nearby hospitals, and Ryan International School and Delhi Public School as schools close to the locality (via Housing.com and listing portal summaries). Distances and admission availability vary; confirm directly.
The water question
Water is the issue buyers should ask about specifically. A June 2026 Newslaundry report on Gurugram's tail-end neighbourhoods says GMDA treatment capacity is 670 MLD against a projected 874.3 MLD of demand, and records residents of Sushant Lok 2 saying water arrives once in four days. It also lists tubewell-fed boosters at Sushant Lok 3 compensating for pipeline shortfalls, and tanker prices of ₹1,000-1,500 for 5,000 litres in summer.

Pros and cons
- Pro: central location with a metro station and quick road access to Golf Course Road and Cyber Hub (RealtyHunting).
- Pro: self-contained and walkable, with strong resale liquidity.
- Con: dense, tight inner-lane parking, and limited availability of new stock (RealtyHunting).
- Con: high prices relative to yields.
- Con: water supply that residents in some phases report as unreliable (Newslaundry).
Who it suits
Owner-occupiers who want an established, well-located neighbourhood and are comfortable with density; families who value being close to schools and the MG Road corridor; and buyers who prioritise being able to sell later. It is a less natural fit for those who want quiet, low-density streets or who cannot tolerate supply uncertainty.
Checks before you buy
