DLF Phase 1 is the oldest of DLF's residential phases in Gurgaon, and it still reads as a mature neighbourhood rather than a project: tree-lined streets, large plots, an established market and a resident base that has stayed for decades. That maturity is its main selling point and, on the cost side, its main caveat. You are buying in a place where nothing is a construction promise, but where much of the building stock is 20 to 35 years old.
This guide sets out where Phase 1 sits, how it connects, what the housing stock looks like, what it costs on indicative asking prices, and who it tends to suit. It is not a recommendation to buy, and every price below is an asking figure from a third-party source rather than a registered transaction.
Where it is and how it connects
Portal locality summaries describe DLF Phase 1 as spread across Sector 26, 26A and 28 in the Gurgaon master plan, close to the Delhi border and near Golf Course Road, with Sikanderpur, DLF Golf Course, Sector 43, Sector 27, Sector 28, Sector 25 and Nathupur as neighbouring areas (per Ghar.tv's locality overview).
Two metro lines serve the area. The Yellow Line is reached at Guru Dronacharya and Sikanderpur stations, and the Rapid Metro has a DLF Phase 1 station (per Ghar.tv). RealtyHunting's October 2026 builder-floor guide also notes that Cyber City is about a 10-minute commute and that Qutub Plaza in G Block handles daily needs.
Housing stock: floors on large plots, plus some apartments
The characteristic product is the independent builder floor on a large plot. RealtyHunting's guide says plots are commonly 350 to 500 square yards, which is why floors here tend to be genuine 3 and 4 BHKs rather than compact layouts. 3 BHK floors are listed at roughly 1,800 to 2,400 square feet and 4 BHK floors at 2,800 to 3,600 square feet, per the same page.

Price levels: indicative asking only
RealtyHunting's DLF Phase 1 builder-floor page (updated 4 October 2026) puts builder-floor asking rates at about ₹16,950 to ₹23,200 per sq ft. On its sizes that works out to roughly ₹3.2 to ₹4.6 crore for a 3 BHK and ₹5.5 to ₹8 crore for a 4 BHK. The same page reports price movement of about 8.9% over the last year, 42.4% over three years and 78% over five years; these are the page's own trend figures and should be treated as indicative, not as an index.
Remember that asking rates differ by plot size, floor level, parking and, above all, renovation state. A fully rebuilt floor and a 30-year-old floor on the same street can sit far apart on the same per-sq-ft label.

Rents and yield
RealtyHunting quotes 3 BHK floor rents of about ₹90,000 to ₹1.4 lakh a month and a gross yield of 2 to 2.5%. Gross yield is before property tax, maintenance, vacancy and income tax, and at these ticket sizes it is a low number by design. In plain terms, Phase 1 is generally bought for ownership value and long-term holding rather than income. If yield is the priority, locations with smaller tickets usually do better on that one metric.
Schools, hospitals and daily life
Ghar.tv's overview lists Kunskapsskolan and Shiv Nadar schools within the locality, with The Sri Ram School and Heritage Xperiential Learning School a short drive away. Hospitals named for the area include Jage Ram Memorial Hospital, Neelkanth Hospital and Primamed Super Speciality Hospital. Two markets, including Qutab Plaza, are within the locality. Verify admission criteria and distances yourself before relying on any school name, as portal summaries do not capture catchment or availability.
Pros and cons at a glance
- Pro: large plots and genuinely spacious floors by Gurgaon standards.
- Pro: mature greenery, markets and services, and two metro lines in reach.
- Pro: a short commute to Cyber City (RealtyHunting puts it at about 10 minutes).
- Con: ageing stock. RealtyHunting flags buildings 20 to 35 years old and renovation costs of ₹15-35 lakh.
- Con: parking pressure where several families share a plot.
- Con: high ticket sizes narrow the pool of resale buyers, and the page notes the area has already appreciated strongly, so future gains may be slower.
Who Phase 1 tends to suit
Long-term owner-occupiers who want space, a settled neighbourhood and a short route to Cyber City; families who value large rooms over new amenities; and buyers comfortable commissioning a renovation. It tends to suit investors less, given the yield range above.
Checks before you buy a floor
- Ask for the sanctioned building plan and the occupation certificate for the specific floor, and compare the plan with what is built. Our guide to OC and CC checks in Haryana explains why this step matters.
- Confirm the title chain, the share of land you are buying and the parking right in writing.
- Check the water and sewer position for your block. Reporting on Gurugram's older sectors lists DLF Phase 1 among areas that have faced supply shortages (Tribune), so ask neighbours about actual supply.
- Compare the all-in cost, including stamp duty, registration, and any renovation, rather than the headline rate alone.
Our view
Phase 1 is a lifestyle and legacy address, not a yield play. The numbers above show a premium-priced, low-yield, low-density neighbourhood where the quality of the specific building matters more than the locality label. Visit at peak hours, speak to residents, and treat price-per-sq-ft as the start of a negotiation rather than a verdict.
