DLF The Dahlias is a newer ultra-luxury launch on Golf Course Road with headline pricing that has made national news. This is an editorial review from public sources; we do not include resident views and treat sales claims as developer or press claims.

Location assessment

The Dahlias sits in the Sector 54 belt that is served by two stations on the Gurugram Rapid Metro (Sector 53-54 and Sector 54 Chowk, per the Godrej Properties location blog, a developer source). Fortis Memorial Research Institute and Artemis are described as 15-20 minutes away in the same source.

Schools such as Heritage and Pathways World School are named in these developer and ANAROCK pages as within reach; distances are not independently verified.

Price check

News reports say DLF sold 173 apartments worth ₹11,816 crore within nine weeks, with pricing starting at ₹80,000 per sq ft and a reported ₹1,08,631 per sq ft on super area for one deal (Realty Today; Outlook Money). These are developer-attributed and press-reported figures, not audited sales.

A press report said a former cricketer bought a ₹69 crore unit (Realty Today), but it is a single transaction and not an average.

Compared with The Camellias (ready) at a reported ₹1.2 lakh per sq ft super area in a ₹190 crore penthouse sale, The Dahlias is priced as an under-construction ultra-luxury product. The more relevant question is whether a ₹100 crore commitment through December 2029-2031 is worth the delivery wait.

Developer track record

DLF is India's largest listed developer by many measures, with a Gurugram delivery record including Magnolias and Park Place per media reports. The CCI penalty on DLF over Belaire and Park Place delays (₹630 crore, upheld by the tribunal in 2014 per Business Standard) is a documented negative from an earlier era.

We did not find a regulator finding against The Dahlias in our search. The HRERA possession date is the contract you will rely on.

Design and amenities (developer claims)

Press and developer descriptions say residences from about 9,500 to 16,000 sq ft with an average size around 11,000 sq ft (Realty Today). These are claims. Ask for the sanctioned plan, the specification and the payment schedule tied to construction milestones.

Verdict

The Dahlias is a bet on a developer brand and a micro-market, not on a measurable resident experience, because nothing is built yet to review. If it fits your wealth profile, insist on milestone-linked payments and a clear delay-compensation clause.
