The unit table lists 16 homes on each of four levels, numbered from the ground level up (Karnataka RERA). Three-bedroom homes range from 69 to 101 sq m of carpet, about 743 to 1,087 sq ft. Two-bedroom homes range from 69 to 79 sq m, about 743 to 850 sq ft (Karnataka RERA; conversions ours). The total carpet area is 5,088 sq m, plus 287 sq m of balconies.

Because the smallest three-bedroom and the largest two-bedroom overlap in size, compare individual unit numbers rather than the bedroom count.

Building, parking and water

  • One block: one stilt level and four residential levels, 14.9 m tall, no basement (Karnataka RERA).

What is the price of Dhara Kalpa?

Not published. For context only, Home Bazaar lists nearby Ajmera Marina on Kenchanahalli Road at ₹1.19 crore for a two-bedroom and ₹1.69 crore for a three-bedroom, and gives a Yelahanka average of about ₹9,000 to ₹12,000 per sq ft (listings updated May–October 2026). Those are larger gated projects with more amenities, so a 64-home block may price differently. Ask Dhara Home Spaces for a cost sheet based on carpet area.

Dhara Kalpa location

Kenchenahalli lies on the western side of Yelahanka New Town, where Home Bazaar also lists Ajmera Lakeside (ready two-bedroom homes of 1,008 to 1,170 sq ft). The RERA coordinates (13.1236 N, 77.5827 E) put the site about 16 km in a straight line from Kempegowda International Airport (our arithmetic).

Has Dhara Home Spaces registered projects before?

Yes. The Karnataka RERA register lists Dhara Nakshthra by Dhara Home Spaces, registered on 18 May 2024 in Bengaluru North taluk (PRM/KA/RERA/1251/309/PR/180524/006900). Visiting that site and reading its quarterly RERA updates is a practical way to judge construction pace.

Who may Dhara Kalpa suit?

  • Buyers who prefer a small, low-rise building with few neighbours over a large township.
  • Families wanting a three-bedroom in Yelahanka at what may be a smaller carpet area than the big gated projects.
  • Not for buyers who want a full clubhouse; the filing describes a single block on under one acre.

Checks before booking

  • Match survey number 6/5, the promoter and your unit's carpet area on the RERA page with the agreement.
  • Ask for the GBA plan (GBA/YLK/DDTP/0040/25-26) and the land khata.
  • Ask which common amenities are included, since the RERA page does not list a clubhouse.
  • Pay only into the RERA-designated account; check the 15 March 2029 completion date in the agreement.
