Updated 20 October 2026. The official site shows the village data inside an app rather than a downloadable list, so we have set out all 61 villages in a plain list, grouped by taluk and hobli, with the published amounts. Pages that rank today show a map but no village list, no per-acre figures and no package status. We do not publish survey numbers or owners' names.

The corridor in brief

  • What it is: an 8-lane access-controlled expressway in a 100 m right of way — 65 m of road and 35 m for commercial use — with tolls at the interchanges (bengalurubusinesscorridor.com; Deccan Herald, 6 July 2026).
  • Length: 73.04 km, semi-circular, from Tumakuru Road to Hosur Road. The official site also shows 66.46 km and 68.364 km in different sections, and Deccan Herald uses 74 km; the difference reflects revised segments.
  • Cost: ₹26,786 crore including land, of which ₹20,511 crore is for land (bengalurubusinesscorridor.com).
  • Interchanges named on the official site: Madavara, Madanayakanahalli, Doddaballapura, Bellary Road, Hennur Road, Old Madras Road, Whitefield, Channasandra, Sarjapur and Hosur Road.
  • Land: about 2,560 acres needed, of which about 140 acres are in litigation; the BDA issued its first awards for 100 acres in November 2025 (Deccan Herald, 25 November 2025).

How much compensation per acre, and what are the options?

The figures above are the consent (negotiated) award per acre the BDA publishes for each village. The highest is Venkatala at ₹15.6 crore, then Chokkanahalli at ₹11 crore and Bellandur Amanikere at ₹9.2 crore; the lowest is Chikkabanavara at ₹2.34 crore (bengalurubusinesscorridor.com). A Deccan Herald example: an owner of 37 guntas in Bidarahalli hobli gets ₹5.10 crore under the consent award, against ₹16 lakh under the general award under the 1894 Act (Deccan Herald, 25 November 2025).

The BDA offers six forms of compensation: the general award, the consent award, commercial sites on a 65:35 basis, residential sites, TDR and additional FAR (Deccan Herald, 25 November 2025). Under the commercial option, the official site lists 8,385 sq ft of commercial plot per acre for every village; the residential option is capped at a value not exceeding the negotiated amount. Documents are to be processed within 15 days, with four Deputy Commissioners (land acquisition) appointed (Asianet Newsable, 22 December 2025).

Guidance values matter too: Citizen Matters reported that guidance values in eight eastern villages, including Varthur, Kodathi and Gunjur, were cut to less than half between October 2023 and the BDA's March 2024 corrigendum (Citizen Matters, 11 February 2026).

PRR status: packages and tenders

  • Package 1, Tumakuru Road to Ballari Road (about 19.8 km): tender invited in March 2026 at about ₹3,348 crore, with 10 years of operation and maintenance (News Karnataka, 10 October 2026). Reports name Shankar Narayan Constructions as the contractor.
  • Package 2, Ballari Road to Old Madras Road, and Package 3, towards Sarjapur Road: tenders expected by November 2026 (News Karnataka, 10 October 2026).
  • Plan change: the BDA began amending RMP-2015 to earmark 65 m for road and 35 m for commercial use, with two months for objections; a 7 km stretch from Doddaballapur junction to Jarakabande Kaval was ready for road building (Deccan Herald, 6 July 2026).
  • Madavara: more than 250 farmers have petitioned the High Court over 3.8 km at the Madavara intersection, and the BDA is in talks with NICE and KIADB for 45 acres for that interchange (Deccan Herald, 6 July 2026).
  • Funding: the BDA has set a ₹10,000 crore land-monetisation target, partly to fund the corridor (Deccan Herald, 14 October 2026).
  • Southern ring (reported as PRR-2, 52 km): a final land notification for 31 villages and 1,427.34 acres has been reported, with a residential option of 9,583 sq ft per acre (60:40) (Urban Acres, citing Vijay Karnataka, 5 September 2026). This is reported, not confirmed on the official site.

Where to find the PRR map and survey numbers

The official site, bengalurubusinesscorridor.com, has the alignment, the interchanges and the village-wise compensation in English and Kannada. Survey numbers are in the BDA's land notifications; ask the BDA's land acquisition office or the Deputy Commissioner (LA) for your village. We do not reproduce survey numbers or owners' names.

What it means for homes near the corridor

The 100 m strip is narrow. A home being in or near a village on this list does not mean it is on the alignment; the corridor passes through part of each village's land. What the road adds, once built, is a ring route between Tumakuru Road, the airport road, Hennur, Old Madras Road, Whitefield, Sarjapur Road and Hosur Road that avoids the city centre. Construction has not started on most packages, so plan around today's roads.

If you are buying near an interchange — Hennur Road, Old Madras Road, Whitefield, Channasandra or Sarjapur — ask the seller or developer for the project's distance from the published alignment, as you would for any planned road. We make no forecast about prices.
