Bengaluru's second airport has no confirmed location. Three sites are formally shortlisted, two on Kanakapura Road and one on Kunigal Road near Nelamangala, and in July 2026 Chief Minister D K Shivakumar said the airport would be in the south and asked officials to look again at Harohalli. A consultant's feasibility study was due by mid-September 2026, and the Centre told Parliament in July that Karnataka had not yet submitted a formal proposal.

Updated 13 October 2026. As of this date we found no report that the feasibility study had been published or a site formally notified. Until that happens, buying land on the strength of an airport rumour is speculation.

Where will Bangalore's second airport be?

These are the options on the table, as reported by Deccan Herald:

  • Somanahalli and Chudahalli (Kaggalipura side), Kanakapura Road: two adjacent parcels of about 4,800 and 5,000 acres, shortlisted in March 2025. Combining them has been discussed and favoured by government agencies.
  • Kunigal Road near Nelamangala: a parcel of about 5,200 acres to the west and north-west, also shortlisted in March 2025. Infrastructure Development Minister M B Patil said in July 2026 it remains a contender.
  • Harohalli, Kanakapura taluk: a possible fourth site, about 24 km south of Chudahalli, which the Chief Minister suggested revisiting in July 2026 for cheaper land and easier acquisition. It would need its own on-ground feasibility study.

What is the latest news on the second airport?

  • July 2024: six areas floated, including Kanakapura Road, Mysuru Road, Magadi, Doddaballapur, Dobbaspet and Tumakuru (Outlook Traveller).
  • March 2025: three sites shortlisted, two on Kanakapura Road and one near Nelamangala.
  • November 2025: the Airports Authority of India's pre-feasibility report flags restricted airspace and rocky, hilly terrain at all three sites and recommends none (Deccan Herald).
  • May 2026: the state hires the Meinhardt-KPMG consortium for a detailed technical and economic feasibility study, reported at ₹4.96 crore and about five months (GoodReturns).
  • 8 July 2026: the Chief Minister says the airport will be in south Bengaluru, on technically feasible, low-cost land without displacing villages, but names no site.
  • 28 July 2026: the Centre tells the Lok Sabha that AAI's pre-feasibility study is complete but no formal proposal has been received under the Greenfield Airports Policy (Deccan Herald).
  • Mid-September 2026: the consultant's report was due. We found no published outcome as of 13 October 2026.

Why is 2033 the date everyone mentions?

Because of a clause in the agreement between Bangalore International Airport Ltd, which runs Kempegowda International Airport, and the Union government. Deccan Herald reports that it bars another international airport within a 150 km aerial radius until May 2033. The planning now under way is meant to have a new airport ready soon after that.

Capacity at the existing airport is also growing. The civil aviation ministry told Parliament in July 2026 that Kempegowda currently handles 51.5 million passengers a year and is slated to reach 80 million by August 2030, partly through Terminal 2's second phase. A 2033 opening for a new airport is a goal, not a schedule: land acquisition, clearances and construction for a greenfield airport usually take many years.

Harohalli and Kanakapura Road vs Nelamangala: what matters for buyers?

  • Kanakapura Road (Somanahalli, Chudahalli): closest of the options to the southern city. Deccan Herald notes these sites lie near Bidadi, where farmers have been protesting the proposed AI City. Existing market context: Kanakapura Road, Bangalore: A Complete Property & Investment Guide
  • Harohalli: further south, in the Chief Minister's own constituency. Namma Metro has studied a 24 km Green Line extension from Silk Institute to Harohalli, and the town sits on the planned southern arc of the Satellite Town Ring Road. Both are plans, not projects under construction.
  • Nelamangala: west of the city, near the Tumakuru Road industrial belt and the western STRR packages. Existing market context: Nelamangala, Bengaluru: Buyer's Guide 2026 — Prices, Metro, Projects and Risks
  • Airspace: AAI flagged restricted airspace at all three shortlisted sites, and the city's airspace is shared with HAL and the Air Force station at Yelahanka. This is one of the hardest constraints and it applies to every option.

What has to happen before the site is final?

  • The Meinhardt-KPMG feasibility report, and a separate AAI assessment if Harohalli is to be considered.
  • A decision by the state cabinet, which Minister Patil has said is required.
  • A formal proposal to the Union government under the Greenfield Airports Policy, followed by site clearance.
  • Airspace earmarking with HAL and the Air Force, land acquisition, environmental clearance and a resettlement plan.

Should you buy land near Harohalli or Nelamangala now?

Not because of the airport. No site has been notified, the leading politician's preference has already shifted once, and an airport, even if confirmed, would require large-scale land acquisition: land you buy inside or next to a chosen site could be acquired rather than appreciate. Deccan Herald has also reported real-estate buzz in south Bengaluru tied to the airport talk, which is exactly the setting in which buyers overpay.

If you are considering land or a villa plot in these belts for its own merits, run these checks:

  • Value the property on today's roads, jobs and services. Count the airport at zero.
  • Verify the title, the land-use classification and the conversion order for agricultural land, and check whether the survey number falls in any acquisition notification.
  • Prefer layouts approved by the planning authority and, where required, registered on Karnataka RERA.
  • Be sceptical of any brochure that names an airport site or opening year. As of 13 October 2026, there is no official site.

Our view

The second airport will very likely come to Bengaluru, and the south is the stated political preference, but there is no notified site, no formal proposal to the Centre, and no reliable timeline. Treat Harohalli, Kanakapura Road and Nelamangala on their present merits. We will update this page when the feasibility report or a cabinet decision is published.
