Updated 30 October 2026. This is the corridor once called the Peripheral Ring Road (PRR). Package 1 is the first stretch to reach a contractor, so we set out what is confirmed, what is not, and which areas are touched.
What is confirmed about Package 1?
- Route: Madavara on Tumakuru Road to Ballari Road (Hans India, 13 May 2026).
- Length: 19.8 km (Deccan Herald; News Karnataka, 10 October 2026). Construction World says 21 km.
- Cost: ₹3,348 crore (Deccan Herald). Swarajya says about ₹3,500 crore.
- Contractor: Shankara Narayana Constructions, through a letter of acceptance in June 2026 (Deccan Herald). The package includes 10 years of operation and maintenance (News Karnataka, 10 October 2026).
- Time: three years in the contract, with the government asking for two (Construction World, 31 July 2026).
How much land is ready for the Madavara to Ballari Road stretch?
The latest count we found is 523 of 665 acres acquired, about 200 of them government land, with compensation paid for 125 acres (Hans India, 13 May 2026). That is about 79% by our arithmetic. We found no newer figure, so the position today may be better.
More than 250 farmers have petitioned the High Court over 3.8 km at the Madavara intersection, and the BDA was in talks with NICE and KIADB for 45 acres for that interchange (Deccan Herald, 6 July 2026, as covered in our villages guide).
Which areas are affected by the Madavara to Ballari Road stretch?
The official site gives villages by hobli, not by package, so no public list we found matches Package 1 exactly. The list below is our reading of the Bengaluru North taluk villages published on bengalurubusinesscorridor.com, which lie in the western and northern arc. Check any survey number with the BDA.
- Dasanapura hobli: Madanayakanahalli, Hanumantasagara, Kuduregere, Thammenahalli.
- Yeshwantpura hobli: Chikkabanavara.
- Hesaraghatta hobli: Soladevanahalli, Kempapura, Kalathamanahalli, Kasaghattapura, Bylakere, Mavallipura.
- Yelahanka hobli: Lingarajapura, Jharakabandekaval, Ramagondanahalli, Harohalli, Kenchenahalli, Vasudevapura, Venkatala, Manchenahalli, Vaderapura, Kogilu, Agrahara, Tirumenahalli, Chokkanahalli.
- Jala hobli: Kattigenahalli.
- Interchanges named on the official site for this arc: Madavara, Madanayakanahalli, Doddaballapura and Bellary Road.
When will the rest of the Peripheral Ring Road start?
BDA tenders for Package 2 (Ballari Road to Old Madras Road) and Package 3 (towards Sarjapur Road) are expected by November 2026 (News Karnataka, 10 October 2026). We could not confirm they have been floated. The full corridor is about 73 km (Hans India, 13 May 2026), and the chairman expects the full ring within the three-year timeframe (Construction World, 31 July 2026).
Note that PRR-2, the Kengeri side, is a separate matter: PRR-2 Bengaluru: Kengeri Land Sale, HC Stay and What to Check
What should buyers near Yelahanka and Tumakuru Road do?
- Check the survey number first. Land inside the alignment is under acquisition and should not be bought.
- An interchange matters more than a road passing by. The corridor is access-controlled, so a home next to it may have no entry.
- Do not pay today for a road years away. Only Package 1 has a contractor, and its finish date is still a target.
