Rajajinagar was inaugurated on 3 July 1949 by Maharaja Jayachamaraja Wadiyar, per Wikipedia, to mark C. Rajagopalachari's 70th birthday. It was conceived as an industrial-residential suburb: of 1,000 acres, 500 were allocated to roughly 4,000 housing plots, with the remainder for textiles, machinery, chemicals and food industries. The mix has endured. Today it is a dense, established neighbourhood with a population of about 227,517 (2020) and a density of 32,387 per sq km.
Metro and road connectivity
The Green Line's Rajajinagar station opened on 1 March 2014, with Mahalakshmi, Mahakavi Kuvempu Road and Sandal Soap Factory nearby (per Wikipedia's Green Line page). On the Magadi Road side, the Purple Line serves Magadi Road and Sri Balagangadharanatha Swamiji (Hosahalli) stations. Majestic is the interchange between the two. Rajajinagar therefore has two metro lines on its edges, a rare advantage in west Bengaluru. The Pink Line is not on this side.
Landmarks, schools and healthcare
- Landmarks: the ISKCON Temple, Brigade Gateway (home to the World Trade Center Bangalore) and LuLu Hypermarket are named on Wikipedia.
- Healthcare: Manipal Hospital Yeshwantpur (formerly Columbia Asia Referral Hospital) at Industrial Suburb, Block-A, Rajajinagar is a 200-bed accredited facility; Narayana Nethralaya's Rajajinagar centre is on Chord Road.
- Industrial belt: the Rajajinagar Industrial Suburb continues to host small and medium units, which affects traffic.
Housing stock
The core blocks are mainly older independent houses and small apartment buildings. Magadi Road, at the edge, is where larger apartment communities are launching on bigger land parcels. Two such launches are listed on Property Point.
- Birla Tisya, Magadi Road: 2, 3 and 4 BHK apartments at ₹1.87-5 crore, under construction with possession shown as December 2026 (per the Property Point catalogue). Confirm the current handover status with the developer.
- Purva Blubelle, Magadi Road: 3 BHK homes at ₹2.3-2.85 crore, under construction with possession shown as June 2028 (per the catalogue).
Prices
Homebazaar's May 2026 table lists Rajaji Nagar at about ₹19,700 per sq ft, the highest of the west and north-west localities in that table (indicative asking rate, undated period). Treat it with caution, because averages in premium pockets are often lifted by a few large units. For comparison, ANAROCK's Q2 2026 quote for the Mysore Road corridor is ₹8,040 per sq ft and its citywide average is ₹9,450 per sq ft. Rajajinagar clearly trades as a premium central-west address; the catalogue ranges for the Magadi Road launches (₹1.87-5 crore and ₹2.3-2.85 crore) show where new supply sits.
Pros
- Two metro lines on its edges and a short ride to Majestic.
- A well-developed urban neighbourhood with hospitals, temples, retail and a World Trade Center business cluster nearby.
- New, branded supply on Magadi Road from established developers.
Cons and risks
- High density and traffic; a population density of over 32,000 per sq km is a lived reality.
- Premium prices relative to the west corridor; the entry ticket is higher than in Kengeri or Mysore Road.
- Older houses may have title, khata and redevelopment questions. See Citizennest and Vault Proptech for B-khata rules.
- Handover timelines: check RERA updates for any listed date, including the December 2026 date shown for Birla Tisya.
Who it suits, and our verdict
Rajajinagar suits buyers who want an established west-central address with two metro lines and are comfortable paying for it, and those for whom Majestic, Malleshwaram or Basaveshwaranagar are the daily orbit. Our view: a mature locality, with the real value found in a well-documented building close to a station rather than in the area's average rate.
