Sector 43 lies on the Golf Course Road edge, sharing its character with DLF Phase 5 and the Sushant Lok blocks. It is predominantly plotted builder floors on decades-old streets, with a few newer apartment launches arriving on the road.
Per Realty Hunting's October 2026 guide, builder floors here are quoted at ₹11,000 to ₹19,500 per sq ft, with a blended locality average of about ₹15,550 per sq ft in mid-2026. Realty Hunting reports that average as roughly 5% lower than the ₹17,150 of late 2025. Other aggregators show different averages, which is itself a reason to anchor on registered deals.
Connectivity: roads, metro and distances
The Sector 42-43 Rapid Metro station sits on the Golf Course Road edge, and Realty Hunting notes the Huda City Centre terminus of the Yellow Line is also nearby. It describes Cyber City, Udyog Vihar and the Golf Course Road offices as reachable without using the highway.
Golf Course Road is the one part of this belt with a working metro. The Rapid Metro Phase 2 stations at Sector 42-43, Sector 53-54, Sector 54 Chowk and Sector 55-56 were opened in March 2017, and the line meets the Delhi Metro Yellow Line at Sikanderpur (per Square Yards, 14 August 2026). Square Yards notes operating hours of roughly 6:05 am to 10:00 pm, a shorter window than the Yellow Line. Operation is also in transition: the Haryana Mass Rapid Transport Corporation has begun transferring the Rapid Metro from DMRC to Gurugram Metro Rail Limited, with both bodies running it jointly until the handover is complete (per Outlook Business).
Schools, hospitals and shopping
Realty Hunting points to markets within the Sushant Lok blocks, the Galleria retail area and Golf Course Road shopping minutes away, and to schools and clinics across Sectors 43 and 45 and the DLF phases that have operated for decades. It does not name individual schools or hospitals, so we have not listed any here; shortlist the institutions your family uses and check travel time directly.
What is built and what is launching
Stock is mostly resale floors; the newer addition on our listings is:
- Godrej Miraya (Godrej Miraya Sector 43 Gurugram), Godrej Properties: new launch, 3 and 4 BHK homes listed at ₹9.49 crore to ₹15 crore, possession shown as November 2030.
- DLF The Icon: a Housing.com listing showed about ₹30,780 per sq ft in April 2026 for this DLF project.
- Builder floors: roughly 900 floor listings on the largest portal and 400+ on a second, per Realty Hunting, giving buyers real choice and negotiating room.
Price levels and rents
Realty Hunting's examples include a 1,400 sq ft 3 BHK interior-block floor at about ₹1 crore, a renovated 1,600 sq ft 3 BHK at about ₹2.5 crore and a 2,900 sq ft 4.5 BHK front-facing floor at about ₹5.45 crore. It notes that two floors a five-minute walk apart can differ by about ₹8,000 per sq ft depending on the half of the sector they sit in.
On rents, it quotes ₹65,000 to ₹90,000 a month for a 3 BHK (sector span ₹45,000 to ₹95,000) and a gross yield of about 3.55%, which it calls above the 2.4% to 3% typical of Gurgaon's premium floor markets. Vacancy is described as low. Treat the yield as a broker estimate on asking prices.
Transaction costs
Transaction costs in Haryana: stamp duty is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with a registration fee capped at ₹50,000 on deals above ₹90 lakh (per Realty Hunting's Gurgaon guides, September-October 2026). Confirm the current schedule with the sub-registrar. GST applies to under-construction homes but not to completed flats with an occupation certificate.
Advantages

- Rapid Metro on the edge of the sector and offices reachable without the highway.
- Comparatively higher rental yield for a Golf Course Road-side address.
- Mature neighbourhood with markets and schools established for decades.
Risks and drawbacks
Policy watch for floors: the Haryana Directorate of Town and Country Planning put fresh stilt-plus-four (S+4) approvals on hold from 21 July 2026, and the Punjab and Haryana High Court had earlier stayed the policy in April 2026 (per Tribune India and The Realty Today). Floors already sanctioned and carrying an occupation certificate are treated differently from pending applications, so ask for the sanction and occupation papers for any floor beyond the original permitted storeys.
- Wide quality variance across decades-old, plot-by-plot construction.
- Parking limits on older plots built for single-vehicle households.
- Some buildings added a fourth floor after the original sanction, which needs verifying.
- Interior-block units often lack lifts and modern amenities.
- Peak-hour traffic on Golf Course Road.
Who it suits
End-users who want a Golf Course Road address and a floor of their own at a lower entry price than a tower, and landlords who accept a modest yield in exchange for a metro-served location. It is not suited to buyers who want gated-community amenities.
Due diligence before you commit
- Check the project's HRERA registration number and quarterly updates before you pay any booking amount.
- For resale, obtain the title chain, society or RWA dues, any sinking-fund arrears and the latest maintenance statement.
- Compare carpet area, not only super area, and ask for every charge in writing (base, floor rise, preferred location, parking, club, GST, registration).
- Visit at peak hours on a weekday and again in or just after rain to see traffic and drainage as they really are.
- Check against registered sale deeds nearby, not only asking prices; asking rates on portals can run ahead of closed deals.
Our verdict
Sector 43 rewards patience: with so many listings, the best floors on well-kept streets are worth waiting for. Price by block and street, insist on sanction and occupation documents, and budget for refurbishment. The dip in the blended average reported by Realty Hunting is a reminder that the sector is not a one-way bet.
