Two markets share the Sector 49 name. One is a sprawling resale market of independent builder floors and gated pockets such as Rosewood City and Uppal Southend. The other is a newer tier of luxury towers launched on Sohna Road. They sit a few hundred metres apart and trade at very different price points, so a buyer who treats them as one place will mis-price both.
Floor-market figures below come from RealtyHunting's Sector 49 page (a broker listing aggregator, October 2026) and are indicative asking figures. Project details for the towers come from Property Point's own catalogue entries and developers' RERA references as listed there.
The floor market
RealtyHunting reports about 724 builder floors listed for sale at a time, which makes Sector 49 the deepest floor market among the central sectors we reviewed; for comparison, it counted about 72 in Sector 52 and about 25 in Sector 40. Prices run ₹11,500-16,450 per sq ft, with a blended rate of about ₹13,550 and typical listings at ₹2.25-3.4 crore. The page cites apartments at ₹17,150-20,800 per sq ft and says apartment prices rose roughly 7.4% over the last year.
Inside the sector it singles out Rosewood City, a gated pocket with larger 4 and 5 BHK floors, quoted at ₹10,370-21,250 per sq ft (₹2.8-6.4 crore), and Uppal Southend as another established gated pocket. Rosewood City's large floors are said to yield only around 2%. The tower market on Sohna Road
Property Point lists three tower projects in Sector 49:
- Godrej Aristocrat (Sohna Road): 3 and 4 BHK apartments listed at ₹5.23-7.28 crore, under construction, possession shown as December 2030, RERA RC/REP/HARERA/GGM/767/499/2023/111. See Godrej Aristocrat Sector 49 Sohna Road.

- A second Godrej Aristocrat entry, tagged to Golf Course Extension Road, is listed at ₹5-8 crore with possession shown as June 2029 and a different RERA number. The two listings differ on possession and registration, so ask the developer which phase and RERA registration applies to the unit you are shown.
The contrast is useful. At ₹5.23 crore and above, a new tower flat costs roughly as much as the top of the floor market, and a Rosewood City floor and a Godrej tower flat can ask similar totals for very different products: land share and independence in one case, a clubhouse and new construction in the other. Under-construction purchases carry delivery risk that a ready floor does not, and possession dates in listings should be checked against the project's RERA page.
Rents and yields
RealtyHunting puts 3 BHK floor rents at ₹45,000-70,000 a month and gross yields at about 2.4-3%. That is middling for the corridor. Floors in Rosewood City yield less because the entry price is high relative to rent.
Connectivity
The sector sits on the Sohna Road corridor with Golf Course Extension Road access and the Southern Peripheral Road nearby; Huda City Centre metro is a short drive, and the Vatika Business Park and Medanta are close, per RealtyHunting. No metro station operates inside the sector. The Millennium City Centre-Cyber City corridor's published station lists include a Sector 48 stop (Wikipedia's order: Sector 47, Subhash Chowk, Sector 48, Sector 33), the nearest named stop to Sector 49. Wikipedia projects Phase 1 stations to open in 2028, and UNI reported 3.3% physical progress as of June 2026. A Sector 49 buyer should treat Sector 48 as a possible walk-or-ride feeder in future, not as today's commute.
Schools and daily life
School directories list a large cluster in and around Sector 49, including Lotus Valley International, Euro International, RPS International, St. Xavier's High School and others; a Pathways early-years centre is listed at Orchid Petals. Directories mix schools of different standing and sometimes list nearby-sector institutions, so treat them as a starting list. Artemis Hospital (Sector 51) and Park Hospital (South City II, Sector 47) are within a few sectors; RealtyHunting also names Medanta. It describes schools, clinics and markets across Sectors 48-51 as well established.
Risks and costs
- Quality variance: with 700-plus floors, finish, approvals and maintenance differ building by building.
- Renovation: RealtyHunting suggests budgeting ₹12-25 lakh for ageing floors.
- Approvals: check stilt-plus-four sanction, particularly the fourth floor.
- Traffic: Sohna Road peaks, and no walkable metro.
- Stamp duty on a ₹2.8 crore purchase, per the source: ₹14 lakh if registered to a woman (5%) or ₹19.6 lakh to a man (7%), plus registration fees.
- Tower purchases: confirm the RERA registration, the payment plan and the developer's delivery record on earlier phases.
Who Sector 49 suits, and our view
Sector 49 suits end-users who want maximum choice and are comfortable evaluating an individual building, and luxury buyers who prefer a new tower on Sohna Road to a Golf Course Road price. It is less suited to buyers seeking a high yield or a turnkey, no-renovation home.
Our view: the sheer depth of the floor market is an advantage for negotiation, and the tower launches show developers are betting on the corridor. Choose the product first (a floor with land share, or a tower with amenities) and then the building.
