Nirvana Country, spread across Sectors 50 and 51, is one of Gurgaon's earliest large gated townships, with apartments, floors and villas around a shared club. It is often described as one of the city's most established villa addresses. It also carries a developer-history caveat that buyers need to understand. This guide sets out the data and the questions.

What Nirvana Country is

Portal summaries describe it as a township of over 300 acres developed by Unitech, with more than half the land devoted to parks and gardens, and a mix of villas, apartments, retail and schools. RealtyHunting's Sector 50 guide (4 October 2026) calls it a genuine township, with apartments, floors and villas sharing club facilities such as a pool, gym, steam room, squash and tennis courts, and says it is among the most established villa addresses in Gurgaon, with a long resale record.

Prices (indicative asking)

  • Apartments: about ₹15,100-16,250 per sq ft in Q1 2026, with a 7.62% quarterly rise reported (RealtyHunting).
  • Villas: about ₹18,770-20,900 per sq ft in June 2026, implied from ₹6.12-7.65 crore tickets (RealtyHunting).
  • RealtyHunting also cautions that published rates sometimes do not specify whether they refer to apartments or villas; ask which you are being quoted.

Rents and yield

RealtyHunting reports 4 BHK villa rents from ₹60,000 a month, with premium units up to ₹1.85 lakh, and a gross yield of about 1.18%, among the lowest in the city. This is a capital-value and lifestyle address, not an income asset.

Schools, hospitals and connectivity

Portal summaries name Amity International School within the area, CK Birla Hospital on Nirvana Central Road, and Six Sigma Clinics at Nirvana Courtyard, with Artemis Health Institute about 6 km away. RealtyHunting estimates business hubs at a 15-25 minute drive and IGI Airport 30-40 minutes via the expressway, which will vary with traffic.

Metro: a proposal, not yet built

Swarajya reports a proposed 36 km Sector 56 to Panchgaon corridor with 28 elevated stations, serving Nirvana Country, Vatika Chowk, Kherki Daula, Global City and Manesar. The detailed project report was prepared by RITES and submitted to the state government on 16 May 2026, pending approval, at a cost of about ₹10,000 crore. GMDA has also proposed Sector 56 as a multi-modal hub where the Rapid Metro, the Panchgaon line and the proposed Sector 5 line converge (Swarajya, 8 January 2026). The developer-history caveat

RealtyHunting flags that Unitech, the developer, faced difficulties after 2015 and that the estate's maintenance and funding model requires scrutiny. We have not independently reviewed the township's current governance. For any purchase, ask who currently runs maintenance and the club, what the maintenance charge is, whether the association's accounts are audited, and whether there are pending levies or disputes.

Pros and cons

  • Pro: low density, a long resale record and a mature township with a shared club.
  • Pro: a mix of apartments, floors and villas in one place.
  • Con: low yields, and a premium that is mostly lifestyle.
  • Con: developer history and maintenance model need diligence.
  • Con: published rates can mix product types.

Who it suits

Owner-occupiers who value low density and a villa-style home, and who are prepared to do careful diligence on maintenance governance. It is a poor fit for yield-focused investors.
