Sector 57 is a plotted residential sector on the Golf Course Extension Road belt, adjoining Sushant Lok 2 and 3, with Hong Kong Bazaar in Sector 56 as the local shopping hub. Realty Hunting calls it the deepest floor market in Gurgaon, with more than 591 floors listed for sale and over 406 for rent.

Per its guide (1 September 2026, updated 1 October), floors are quoted at ₹11,200 to ₹14,850 per sq ft, an average of about ₹13,200, with a typical 3 BHK at ₹1.7 to ₹2.7 crore. Block B1 offers a value segment at ₹9,350 to ₹14,600 per sq ft, and the full listing range is ₹7,778 to ₹19,607, which shows how much block and building quality matter.

Connectivity: roads, metro and distances

The Sector 55-56 Rapid Metro station is described by Realty Hunting as nearby but not inside the sector, and there is no dedicated metro station in Sector 57. Roads are the main access: Golf Course Extension Road to the south and the Golf Course Road corridor to the north.

Golf Course Road is the one part of this belt with a working metro. The Rapid Metro Phase 2 stations at Sector 42-43, Sector 53-54, Sector 54 Chowk and Sector 55-56 were opened in March 2017, and the line meets the Delhi Metro Yellow Line at Sikanderpur (per Square Yards, 14 August 2026). Square Yards notes operating hours of roughly 6:05 am to 10:00 pm, a shorter window than the Yellow Line. Operation is also in transition: the Haryana Mass Rapid Transport Corporation has begun transferring the Rapid Metro from DMRC to Gurugram Metro Rail Limited, with both bodies running it jointly until the handover is complete (per Outlook Business).

Schools, hospitals and shopping

For daily needs, Realty Hunting points to Hong Kong Bazaar and the Sector 56 markets. For schools, the Sector 56 sources name DPS International, St. Xavier's High School, Lancers International and Kunskapsskolan International a short drive away, and Artemis Hospital about 1.1 km from Sector 56. Verify actual distances from your chosen block.

What is built and what is launching

This is a resale floor market with no major project launches on our listings. What the data shows:

  • Around 300 three-bedroom floors for sale, according to Realty Hunting.
  • 3 BHK rents of ₹45,000 to ₹70,000 a month for 2,200 to 2,700 sq ft homes, with gross yields of 2.8% to 3.3%.
  • Fourth-floor (stilt-plus-four) approvals are a flagged concern in this sector, so sanction history matters.

Price levels and rents

Because supply is deep, negotiation is realistic. Realty Hunting's warning is that quality varies enormously across 600+ listings, and that interior lanes are harder to resell despite lower prices. Buy on the specific street and building, and compare at least five comparable floors.

Transaction costs

Transaction costs in Haryana: stamp duty is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with a registration fee capped at ₹50,000 on deals above ₹90 lakh (per Realty Hunting's Gurgaon guides, September-October 2026). Confirm the current schedule with the sub-registrar. GST applies to under-construction homes but not to completed flats with an occupation certificate.

Advantages

  • Deepest independent-floor choice in Gurgaon, giving negotiating room.
  • Lower entry price than Golf Course Road sectors; 3 BHK from about ₹1.7 crore.
  • Yields of 2.8% to 3.3% are respectable for the corridor.

Risks and drawbacks

Policy watch for floors: the Haryana Directorate of Town and Country Planning put fresh stilt-plus-four (S+4) approvals on hold from 21 July 2026, and the Punjab and Haryana High Court had earlier stayed the policy in April 2026 (per Tribune India and The Realty Today). Floors already sanctioned and carrying an occupation certificate are treated differently from pending applications, so ask for the sanction and occupation papers for any floor beyond the original permitted storeys.

  • No dedicated metro station.
  • Fourth-floor approval concerns on stilt-plus-four construction.
  • Interior lanes can be harder to resell.

Who it suits

Families who want a floor of their own near the metro at a more accessible price, and who will do detailed street-level checks. It is not suited to buyers who need club amenities or a gated campus.

Due diligence before you commit

  • Check the project's HRERA registration number and quarterly updates before you pay any booking amount.
  • For resale, obtain the title chain, society or RWA dues, any sinking-fund arrears and the latest maintenance statement.
  • Compare carpet area, not only super area, and ask for every charge in writing (base, floor rise, preferred location, parking, club, GST, registration).
  • Visit at peak hours on a weekday and again in or just after rain to see traffic and drainage as they really are.
  • Check against registered sale deeds nearby, not only asking prices; asking rates on portals can run ahead of closed deals.

Our verdict

Sector 57 is a working market rather than a trophy address. The depth of supply is an advantage if you are disciplined. Insist on sanction, occupation and title documents; avoid paying a premium for a floor with an unclear fourth-floor history.
