Sector 47 is split into two housing markets that are often confused: the open HUDA plots of the sector itself, and Malibu Towne, a gated township of builder floors on Sohna Road. Malibu Towne is one of the more liquid pockets in the city: RealtyHunting counts roughly 359 floors listed for sale at a time in the township, against about 347 across Sector 47 as a whole, and calls it one of the deepest single-township markets in Gurgaon.

That depth is useful: more listings mean more comparison and more negotiating room. It also means quality and pricing vary widely, so the work is in sorting the good floors from the merely available ones.

Asking prices: two sources, two answers

RealtyHunting (a broker aggregator, updated October 2026) quotes builder floors in Sector 47 at ₹12,150-15,000 per sq ft, averaging ₹13,750. Inside Malibu Towne it reports ₹12,750-16,950 per sq ft with a township average of about ₹13,950, and ₹15,830-17,270 for newer Malibu Town floors. Open Sector 47 plots are quoted at about ₹12,150 per sq ft for comparison. Land in the sector is quoted at ₹29,500-36,100 per sq yd, and apartments at ₹13,550-21,400 per sq ft.

Square Yards' Malibu Town overview, which we read separately, shows approximately ₹15,050 per sq ft, a figure it derives with reference to neighbouring Sector 47, and sale prices spanning ₹1.25 crore to ₹14 crore across property types. The ₹13,950 and ₹15,050 averages are close enough to say that, in October 2026, asking rates in Malibu Towne cluster in the mid-teens in thousands of rupees, but different methods and different samples mean you should not treat either as a benchmark.

  • 3 BHK, 1,100-1,800 sq ft: about ₹1.9-2.75 crore (RealtyHunting).
  • 4 BHK, 2,600-3,200 sq ft: about ₹3.75-4.25 crore.
  • 5 BHK, 3,600-6,000 sq ft: about ₹4.75-9.5 crore. RealtyHunting flags weaker liquidity at the 5 BHK end.

Quoting bases: check the area before you compare

RealtyHunting points out that three different bases are used in Sector 47 listings: super area, carpet area (typically 80-88% of super area, per the source) and plot size in gaj. A floor quoted per sq ft on carpet area can look expensive next to one quoted on super area when it is the cheaper home. Always ask for carpet area in writing and convert listings to a single basis before you shortlist.

Rents and yields

RealtyHunting reports 3 BHK rents of ₹45,000-65,000 a month in the township, 4 BHK rents of ₹80,000-1.1 lakh, and gross yields of around 2.5-3%. Square Yards' Malibu Town page shows an average rent of about ₹30 per sq ft and a range of ₹18,500 to ₹1.1 lakh a month, so rents from the two sources broadly agree at the top end and differ in the average. Square Yards lists far fewer properties (51 for sale and 21 for rent when we read it), which is a reminder that portal inventory counts are not market totals.

Connectivity and the metro

Malibu Towne sits on Sohna Road, with Golf Course Extension Road and the Southern Peripheral Road within easy reach and Huda City Centre metro a short drive away; the Vatika Business Park and Sohna Road office belt are minutes away, per RealtyHunting. Square Yards lists the lack of a direct metro station among the township's drawbacks, alongside heavy Sohna Road traffic and thin auto availability in the evenings.

The Millennium City Centre-Cyber City corridor lists a Sector 47 station in Wikipedia's order (Millennium City Centre, Sector 45, Cyber Park, Sector 47, Subhash Chowk, Sector 48). Wikipedia says Phase 1 stations are projected to open in 2028, with civil work from November 2025; UNI reported 3.3% physical progress as of June 2026. Reported costs differ (₹5,450 crore per The Tribune in 2024; ₹4,556.53 crore per Wikipedia). It is a credible future benefit, not a current one.

Hospitals, schools and shops

Square Yards places Park Hospital about 0.3 km from Malibu Town, Mount Olympus School about 0.4 km, and the Malibu Town Market shopping centre about 0.6 km. Park Hospital's own listing gives its address as Q-Block, South City II, Sector 47, Main Sohna Road. Medanta (Sector 38) is also named by RealtyHunting as nearby. RealtyHunting adds that schools, clinics and markets across Sectors 46, 47, 48 and 49 are long established, which is a good reason to see the area at school pick-up time rather than relying on map distances.

Risks

  • Traffic: Sohna Road peaks are the most consistent complaint in both sources.
  • Quality spread: with hundreds of listings, finish and structural condition vary; budget ₹12-20 lakh for ageing services on older stock, per RealtyHunting.
  • Fourth-floor approvals: verify sanction for stilt-plus-four structures.
  • Township premium: Malibu Towne floors ask more than open Sector 47 plots, so confirm what the premium buys in security, maintenance and resale.
  • Maintenance costs: Square Yards notes rising maintenance charges; ask for the last year's accounts.

Who it suits, and our view

Malibu Towne suits families who want a gated, school- and hospital-adjacent address with a deep resale market, and who accept Sohna Road traffic. Open Sector 47 plots suit buyers who prefer a lower entry rate and more land share and can live without a gate.

Our view: liquidity is the township's real asset. If you value being able to sell, it is a sound choice, but bring a surveyor, price on carpet area, and treat the metro as a bonus.
