Sector 66, pin code 122102, is a mix of older completed societies and newer launches on Golf Course Extension Road. Per Realty Hunting, two portals show about ₹19,100 and ₹20,144 per sq ft in 2026, and prices across societies range from ₹14,100 to ₹22,050. A separate Realty Hunting sector table gives about ₹18,750. All are indicative asking rates.
Sobha's corridor guide names Sector 66 among its preferred sectors and mentions a ₹7.4 crore municipal corporation model road project there. We treat that as a developer-blog claim and suggest confirming it with the civic body.
Connectivity: roads, metro and distances
Realty Hunting puts the Sector 55-56 Rapid Metro about 5.7 km away. The proposed Sector 56 to Panchgaon line, which lists Sector 66 on its route, lacks approval and a timeline (per ThePrint and Realty Hunting). Collector rates have risen too: per Square Yards via NBMCW, sectors 62, 65, 66 and 69 to 72 saw a 30% increase to ₹91,000 per sq yard in April 2026.
There is no metro on Golf Course Extension Road today. The nearest operating station is Sector 55-56 on the Rapid Metro. A 35.25 km, 28-station Sector 56 to Panchgaon corridor is proposed, with a route that lists Sectors 56, 61, 65 and 66 among others; on 11 September 2026 the Haryana Chief Secretary reviewed it and directed agencies to finalise the revised Detailed Project Report (per ThePrint). A report under revision is not a sanctioned line with an opening date, so we recommend valuing a home on today's road access and treating the metro as a possible future benefit.
Schools, hospitals and shopping
The sources we read name no individual schools or hospitals within Sector 66. Sobha's corridor guide names DPS International, The Shriram Millennium School, RPS International School and St. Xavier's High School; CK Birla, Artemis and Marengo Asia hospitals; and Airia Mall, Sapphire Mall and Eros City Square for the wider belt. Verify distances for your project.

- BPTP Park Prime: Realty Hunting quotes ₹15,850 to ₹17,970 per sq ft, with a 3 BHK of 1,447 to 2,050 sq ft at ₹2.6 to ₹3.25 crore and rents of ₹45,000 to ₹62,000.
- Ireo Uptown: ₹17,630 to ₹18,430 per sq ft, rent about ₹70,000 for a 3 BHK.
- Emaar Palm Drive and Emaar Marbella (Emaar Marbella Sector 66): Palm Drive is quoted at ₹2.25 to ₹8.5 crore; Marbella villas are ready to move, listed at ₹25 crore to ₹48.2 crore.
- Smartworld The Edition (Smartworld The Edition Sector 66 Golf Course Extension Road), Smartworld Developers: 3 and 4 BHK under construction, listed from ₹5.5 crore, possession January 2031 on one listing and December 2029 on another, so confirm via HRERA.
- BPTP Downtown 66: ₹5.3 to ₹6.24 crore, under construction (per Realty Hunting).
Price levels and rents
Gross yields of about 2.3% to 2.9% across societies, per Realty Hunting. As with most of the corridor, this is a lifestyle purchase first.
Transaction costs
Transaction costs in Haryana: stamp duty is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with a registration fee capped at ₹50,000 on deals above ₹90 lakh (per Realty Hunting's Gurgaon guides, September-October 2026). Confirm the current schedule with the sub-registrar. GST applies to under-construction homes but not to completed flats with an occupation certificate.

Who it suits
Families who want space, villas or larger apartments in an established society and who accept that road is the main way in and out.
Due diligence before you commit
- Check the project's HRERA registration number and quarterly updates before you pay any booking amount.
- For resale, obtain the title chain, society or RWA dues, any sinking-fund arrears and the latest maintenance statement.
- Compare carpet area, not only super area, and ask for every charge in writing (base, floor rise, preferred location, parking, club, GST, registration).
- Visit at peak hours on a weekday and again in or just after rain to see traffic and drainage as they really are.
- Check against registered sale deeds nearby, not only asking prices; asking rates on portals can run ahead of closed deals.
Our verdict
Sector 66 is a spacious, moderately priced part of the corridor with real choice. It is a better fit for end-users than for yield seekers. Prefer completed societies if you want certainty, and treat the Smartworld Edition launch as a long-dated commitment.
