South City 1 is the premium end of Gurgaon's older gated colonies. It is a Unitech-developed colony in Sector 41, just off Sohna Road, close to Huda City Centre metro, and its builder floors ask more per square foot than anything else we reviewed in this belt. The case for paying up is a mature, gated layout with four decades of tree growth; the case against is that the infrastructure under the leaves is old.

What the colony is
RealtyHunting describes South City 1 as a gated colony of plots and floors with plot sizes predominantly 200-300 sq yd and some larger holdings of 500-plus gaj. Because the colony is gated, through-traffic is limited, and the page notes internal markets, schools and green spaces. That combination of land-led housing, tree cover and a gate is rare in central Gurgaon, where most sectors are open grids.
Prices, with the premium made explicit
RealtyHunting quotes South City 1 builder floors at ₹15,000-20,000 per sq ft, with a locality average of about ₹16,250, and says prices are up about 16.9% year on year. Its configuration breakdown:
- Compact 3 BHK floors, 1,200-1,600 sq ft: ₹15,000-16,500 per sq ft, about ₹1.85-2.6 crore.
- Standard 3 BHK floors, 1,800-2,300 sq ft: ₹15,500-18,000 per sq ft, about ₹2.8-4.1 crore.
- 4 BHK floors, 2,600-3,400 sq ft: ₹17,000-20,000 per sq ft, about ₹4.4-5.75 crore.
For context, the same source quotes South City 2 builder floors at ₹11,800-12,500 per sq ft, so South City 1 asks roughly 25-60% more on those ranges. That premium is the market's price for the gate, the older plots and the metro proximity. It is also a reminder that a 16.9% one-year rise is the aggregator's figure and that fast gains in an illiquid colony can reverse; do not extrapolate it.
Rents and yields
On the same page, 3 BHK floors rent for ₹60,000-90,000 a month and furnished 4 BHKs for ₹1.2 lakh or more, with gross yields of 2.2-2.8%. That is the lowest yield range among the sectors in this series, which follows from the highest entry price. A buyer here is paying for capital preservation and lifestyle, not income.
Connectivity, schools and healthcare
The colony is just off Sohna Road, and RealtyHunting says Huda City Centre metro is a short drive, with Golf Course Road accessible without crossing the city. Its Sector 41 page puts the colony edge about 0.6 km from the Huda City Centre metro, so the practical walk depends on which block you are in; test it on foot at rush hour.
School directories list K.R. Mangalam World School (CBSE) in E-Block and K.R. Mangalam Global School (IB) in South City I, plus Orchids The International School in Block G, Sector 41. Another site lists Shalom Hills International School, The Shri Ram School Aravali and DPS International within a few kilometres of Block D, with distances that are indicative. Fortis Memorial Research Institute (Sector 44, opposite Huda City Centre) is the closest major hospital by road, and Medanta (Sector 38) is also in reach.
Risks specific to an old gated colony
- Services: RealtyHunting flags ageing water, sewer and power infrastructure.
- Construction quality: floors were built plot by plot, and quality varies widely.
- Renovation: it suggests ₹15-30 lakh for older 2,500 sq ft units, a figure to verify with a contractor.
- Price momentum: the colony has already appreciated significantly, so entry price leaves less margin of safety.
- Sohna Road congestion at peak hours.
- Stamp duty on ₹3.5 crore: ₹17.5 lakh in a woman's name (5%) or ₹24.5 lakh in a man's (7%), per the source.
Who it suits, and our view
South City 1 suits families upgrading permanently who want land-led housing, security and green cover near the Yellow Line terminus, and who can afford the entry price. It suits less well yield-focused investors, or those commuting toward Dwarka Expressway, as the source itself notes.
