Sector 46 is one of those Gurgaon addresses that people recognise from the school run and the Sohna Road commute rather than from a brochure. It is a HUDA-planned sector of plotted homes, builder floors and a handful of societies, sitting between Sohna Road and the Golf Course Extension Road corridor. For buyers who want a central, lived-in neighbourhood without paying Golf Course Road money, it is a regular shortlist entry. This guide sets out what the available data supports and where it does not.

A note on method: the sector-level price and rent figures below come from RealtyHunting's Sector 46 builder-floor page (updated 1 October 2026), a broker listing aggregator. They are indicative asking figures from live listings, not registered transaction values, and one source is not a market survey. Where we could cross-check, we say so.

What the sector looks like on the ground

The housing stock is overwhelmingly low-rise: stilt-plus-four builder floors on HUDA plots, mostly 15-25 years old in the older pockets, alongside some societies. RealtyHunting reports over 200 builder floors listed for sale at any one time, including more than 80 three-bedroom and more than 80 four-bedroom options. That depth is unusual for a central sector and gives buyers real choice, though it also means quality varies plot by plot.

Because each floor is built by the plot owner or a small builder, two homes at the same asking rate can differ sharply in construction quality, lift provision, parking and maintenance. The practical consequence is that a surveyor's visit matters more here than it would in a branded tower.

Indicative prices: floors, apartments and land

Per RealtyHunting's page, builder floors in Sector 46 are quoted at ₹11,200-14,200 per sq ft, averaging about ₹13,050. Apartments in the sector are quoted higher, at ₹13,650-22,850 per sq ft, and land at ₹31,300-37,700 per sq yd. The same page gives these typical configurations:

  • 3 BHK floors of 1,250-1,800 sq ft: ₹11,200-14,200 per sq ft, roughly ₹2-2.6 crore.
  • Larger 3 BHK floors of 2,300-2,400 sq ft: around ₹12,345 per sq ft, roughly ₹2.9-3.25 crore.
  • 4 BHK floors of 2,200-3,000 sq ft: ₹12,500-14,200 per sq ft, roughly ₹2.8-4.2 crore.

Rents and yields

RealtyHunting puts a well-maintained 3 BHK floor of roughly 1,800-2,200 sq ft at around ₹65,000 a month, with gross yields of 2.6-3.2%. Individual Square Yards rental listings give a feel for the range: a 1,200 sq ft 2 BHK floor listed at ₹28,000 a month, and a furnished 2,709 sq ft 3 BHK floor listed at ₹60,000 (listings seen October 2026; asking rents, not signed leases).

A yield near 3% before maintenance and vacancy is not high. It is the usual trade-off for a central address with a low entry point per square foot: you are buying space and location, and the rental income is a cushion rather than the thesis.

Connectivity and the metro

Road access is the sector's strength. Sohna Road runs on one side and the Golf Course Extension Road corridor on the other, and RealtyHunting lists Huda City Centre metro (Yellow Line) and the Rapid Metro's Sector 55-56 station as a short drive away. There is no metro station inside the sector.

That may change. The Millennium City Centre-Cyber City corridor is under construction. Per Wikipedia's account, Phase 1 runs 15 stations from Millennium City Centre to Sector 101, civil work began in November 2025 and Phase 1 stations are projected to open in 2028. UNI reported 3.3% physical progress as of June 2026, and Indian Infrastructure reported the first pile cast in Sector 45 in February 2026. Treat these as early-stage, not as a delivered amenity.

Two source conflicts are worth knowing. First, project cost is reported as ₹5,450 crore for 28.5 km and 27 stations (The Tribune, February 2024) but as ₹4,556.53 crore (Wikipedia, citing the Haryana budget). Second, published station lists differ: one summary names a Sector 46 stop, while Wikipedia's list goes Sector 45, Cyber Park, Sector 47, Subhash Chowk, Sector 48. Confirm the alignment with the Gurugram Metro Rail Limited before paying a metro premium.

Schools, hospitals and daily needs

School directories list Manav Rachna International School and Amity International School in Sector 46, and Delhi Public School in neighbouring Sector 45. Directories are not endorsements and catchments change, so check admission policies directly. For healthcare, RealtyHunting names Medanta and the Sohna Road hospitals as nearby; Park Hospital (Sector 47) and Fortis Memorial Research Institute (Sector 44, opposite Huda City Centre) are also in easy reach by road.

Risks and costs to price in

  • Older stock: RealtyHunting suggests budgeting ₹12-20 lakh for renovation on older floors, a figure that should be checked against your own contractor's quote.
  • Approvals: confirm the building plan sanction for the stilt-plus-four structure and whether a fourth floor was sanctioned and registered separately.
  • Parking: narrower internal streets can make parking tight; ask where your allotted stilt space is and whether it is registered with the floor.
  • Traffic: Sohna Road congests at peak hours, and the metro is not walkable.
  • Stamp duty in Haryana, as quoted by the same source: 7% for men, 5% for women, 6% for joint ownership, with registration capped at ₹50,000 above ₹90 lakh. On a ₹2.8 crore floor, that is a difference of several lakh depending on who is named on the deed.

Who Sector 46 suits, and our view

It suits families who want a central, school-adjacent neighbourhood and are comfortable with independent floors and some renovation, and who value space per rupee over a clubhouse. It suits less well buyers who want a walkable metro today, or amenities-led gated living; for the latter, the Sector 47 Malibu Towne township or the societies off Sohna Road are the closer fit.

Our view is that Sector 46 is a sensible, unglamorous buy at the right price. Inspect the specific floor, compare its all-in cost with the cheaper Sector 45, and treat the metro as upside rather than a reason to pay more.
