If you are buying a ₹4 crore-plus home in Gurugram to live in, a cooling premium market works in your favour: more choice, more time and better terms. If you are buying to flip, be cautious. Knight Frank reports NCR sales down 11% in January–September 2026, with Gurugram holding 57% of NCR's unsold homes.

Updated 10 October 2026. This is a balanced reading of the published data, not a forecast. Prices vary sharply by sector, project and builder, and nothing here is a comment on any individual developer.

What the latest reports say

  • Knight Frank India, 9M 2026 (released 5 October 2026): NCR sold 35,574 homes, down 11%, the only one of eight cities to decline. Launches were 33,948, down 5%.
  • The slowdown was concentrated in the ₹5–10 crore band, where sales fell 39% to 4,033 homes against 5,002 launched in the period.
  • Gurugram accounted for 57% of NCR's unsold inventory.
  • Nationally, the ₹2–5 crore band grew: 51,501 homes sold across the eight cities, up 19.4%. In NCR, ₹2–5 crore sales were 15,333.

Is there really an inventory build-up above ₹4 crore?

Knight Frank does not publish a ₹4 crore cut-off, so we cannot confirm a specific '₹4 crore-plus' figure. Its H1 2026 NCR table, by ticket size, is the closest evidence:

  • ₹2–5 crore: 20,577 unsold homes, up 26% in a year, but only 4.2 quarters to sell at the recent pace.
  • ₹5–10 crore: 4,054 unsold, up 14%, with 1.5 quarters to sell at mid-year. The sharp fall in this band's sales in the third quarter will push that number up.
  • ₹10–20 crore: 1,114 unsold, 3.1 quarters to sell.
  • Below ₹50 lakh: 31,169 unsold and 40 quarters to sell. The slowest-moving stock in NCR is at the bottom of the market, not the top.
  • Knight Frank also notes that nearly all of Gurugram's new launches in H1 2026 were priced above ₹2 crore, and that the age of NCR's unsold stock fell from 14.8 to 11.5 quarters.

So yes, premium stock is rising, and the third-quarter fall in ₹5–10 crore sales is real. But the premium segment is still clearing far faster than the affordable end. This looks like a market cooling after a strong run, with more supply arriving than buyers can absorb at current prices, rather than a collapse. What does a correction mean for an end-user?

For someone buying a home to live in for ten years or more, a softer market mostly helps. You can take time over site visits, compare towers and floor plans, and negotiate on payment plans and extra charges. A modest price correction after purchase matters little if you hold for a decade and the home suits your life.

What matters more is choosing the right project: a developer with a clear delivery record, a location you will still value, and a possession date you can live with. Gurugram's sector-by-sector prices: Gurgaon Property Price Trends 2026: What the Data Shows

And for an investor?

An investor depends on someone else paying more later. When launches outpace sales, new supply competes with resale, and rental yields on premium homes are usually modest, so the case rests on price growth. In a cooling segment, assume slower appreciation, a longer holding period, and a harder exit for a large unit in a sector with heavy new supply. Under-construction investments also carry rising interest costs after the RBI's 7 October rate hike.

If you invest, prefer established micro-markets with a deep resale market, smaller ticket sizes within the premium band, and projects where the developer's track record is clear on the HRERA portal.

How to read it sector by sector

  • Golf Course Road and the older DLF phases: limited new land, mostly ready or large-format homes. Supply is thinner, so a citywide inventory number tells you less here. Comparison: Golf Course Road vs Golf Course Extension Road, Gurgaon (2026): Prices, Projects and Which to Choose
  • Golf Course Extension Road and SPR: many premium launches in recent years. Expect more choice and more competition between projects with similar possession dates.
  • Dwarka Expressway and New Gurugram: Knight Frank names the Dwarka Expressway as a key launch corridor in H1 2026. More supply means more room to compare and negotiate.
  • Sohna and the outer corridors: earlier in their development, with longer horizons.

  • Can the payment plan be linked to construction milestones?
  • Would you still be comfortable if prices were flat for three years, and if your loan rate rose another 0.25%?

Our view

For end-users, 2026 is a reasonable time to buy in Gurugram's premium segment, precisely because the market is less frantic: choose carefully and negotiate. For short-term investors, the data argues for patience. In both cases the decision is about the specific project and sector, not the headline.
