Sector 31 is a central, mixed-use sector whose most interesting feature is a pricing quirk: builder floors and apartments there are priced very differently. RealtyHunting's Sector 31 page (a broker aggregator, October 2026) calls the gap one of the widest between floors and flats in Gurgaon, at roughly ₹6,000-8,000 per sq ft. If you are choosing between a floor and a flat, that gap is the first number to understand.
All figures here are indicative asking figures from that page; we found limited independent data for the sector, and we say so where it matters.
Floors versus flats
The page quotes builder floors as follows:
- 2 BHK floors: ₹12,450-14,000 per sq ft, about ₹1.3-1.8 crore.
- 3 BHK floors: ₹12,450-15,000 per sq ft, about ₹2-3 crore.
- 4 BHK floors: ₹14,000-16,100 per sq ft, about ₹3.1-4.7 crore.
- Apartments for comparison: ₹19,350-23,650 per sq ft.
A rate gap of that size is not a free lunch. A floor typically gives you more land share and fewer shared costs but older construction and no common amenities; an apartment in a society gives you amenities and often newer services but a smaller land share. The question is whether the extra ₹6,000-8,000 per sq ft buys things you will use. For a family that wants a clubhouse and lifts, it may; for one that values independence and area, the floor looks stronger on paper.
Rents and yields
The source puts 3 BHK floor rents at ₹45,000-70,000 a month with gross yields of about 2.5-3%, and says tenant vacancy risk is low. Those are middling numbers for central Gurgaon, in line with Sectors 46 and 49 in our guides, and below the best-case yield figures cited for Sector 41.
Appreciation: a cooling story
The page gives price changes of 1.6% over the last 12 months, 44.6% over three years and 89.3% over five years. These are the aggregator's numbers and we cannot independently verify them, but the pattern is plain: most of the gain came earlier, and the last year has been flat. In contrast, the same site cites about 16.9% one-year gains in South City 1 and about 17% in Sector 41, so the sector has lagged its neighbours recently. That does not predict the next year, but it means buyers should not underwrite a repeat of the five-year number.
Location, connectivity and healthcare
The page lists Medanta, the Sohna Road office and retail belt, MG Road, Golf Course Road and Huda City Centre metro (Yellow Line) among nearby facilities, with the metro requiring a drive and no station inside the sector. Medanta is in Sector 38 per hospital directories, and Fortis Memorial Research Institute is in Sector 44 opposite Huda City Centre. We would verify the specific route to each at your commute hour.
Future transit: the Millennium City Centre-Cyber City corridor's Phase 1 is projected to open in 2028 per Wikipedia, with 3.3% physical progress reported by UNI as of June 2026, but this corridor's published station list for Phase 1 does not name a Sector 31 stop, so we would not count on it as a benefit here.
Schools
Directories list Ajanta Public School in Sector 31 (CBSE, pre-nursery to Class 12), among a longer list that includes coaching centres and play schools. Most families will use schools across several sectors, so shortlist by admission policy and commute, not by sector label.
Trade-offs
- Traffic congestion on the arterial roads around the sector.
- Older buildings needing ₹12-20 lakh renovation, per the source.
- Mixed commercial and residential character, which can mean noise, parking pressure and footfall.
- Cooled recent growth, as above.
- Stamp duty on ₹2.5 crore: ₹12.5 lakh (woman, 5%) or ₹17.5 lakh (man, 7%), plus registration fees, per the source.
Who it suits, and our view
Sector 31 suits buyers who want central location and maximum space per rupee and who can live with an older, mixed-use neighbourhood. It suits less well buyers who want a quiet, purely residential street or who are counting on strong near-term appreciation.
Our view: the floor-versus-flat gap is the useful insight. If you have decided on a floor, the sector is reasonable value, but get the building inspected; if you want a flat, compare the apartment rate here with newer projects in the Sohna Road belt before paying it.
