Sector 45 is a value story with a transport footnote. It shares its roads, schools and markets with the more fashionable Sectors 46 and 56 but is priced noticeably lower, and it is the sector where the new Gurugram metro corridor physically began: Indian Infrastructure reported on 12 February 2026 that Gurugram Metro Rail Limited had cast the first concrete pile in Sector 45, on the Millennium City Centre-Cyber City alignment.

The caution is that a first pile is a start, not an opening date. This guide separates what is built, what is being built and what is only claimed. Sector price data is from RealtyHunting's Sector 45 page (a broker listing aggregator, updated October 2026) and consists of indicative asking figures.

Two distinct markets inside one sector

RealtyHunting divides Sector 45 into two kinds of housing. The first is Greenwood City, an older gated private colony, which it describes as carrying a modest premium. The second is open HUDA plots with wider streets and larger plot sizes, which it describes as better value per square foot but without a gated boundary.

That distinction should shape your search. Greenwood City suits buyers who want a controlled entry and a defined community; the HUDA pockets suit buyers who prioritise land share and street width and are comfortable with a conventional colony.

Indicative asking prices

RealtyHunting quotes 3 BHK floors at ₹9,500-12,121 per sq ft and 4 BHK floors at ₹11,000-13,000, with a sector-wide asking average of ₹12,650 per sq ft across all property types. Its configuration table:

  • Standard 3 BHK, 1,600-1,900 sq ft: ₹9,500-11,800 per sq ft, roughly ₹1.6-2.2 crore.
  • Larger 3 BHK, 2,300-2,400 sq ft: ₹9,500-9,700 per sq ft, roughly ₹2.05-2.25 crore.
  • 4 BHK, 2,400-3,200 sq ft: ₹11,000-13,000 per sq ft, roughly ₹3.49-4.1 crore.
  • Cited examples on the page: ₹1.65 crore for 1,836 sq ft and ₹2.05 crore for 2,367 sq ft.

The page's FAQ claims Sector 45 gives the same schools, roads and markets as Sectors 46 and 56 for roughly ₹2,000-3,500 per sq ft less. That is a broker's framing, but it matches the direction of the numbers: our Sector 46 guide cites ₹11,200-14,200 for floors there. Rent and yield

A 3 BHK floor rents for ₹40,000-60,000 a month on the same source, giving gross yields of 2.8-3.4%. The top of that yield range is better than several nearby sectors, which follows from the lower entry price. As always, a gross yield ignores vacancy, maintenance and the renovation spend that older floors often need.

Connectivity: what exists and what is coming

Today, there is no metro station inside Sector 45. RealtyHunting lists Huda City Centre on the Yellow Line as a short drive, Sohna Road as immediately accessible, and Golf Course Extension Road as connecting onwards to the Southern Peripheral Road and the Sector 55-56 Rapid Metro corridor.

Tomorrow, the Millennium City Centre-Cyber City corridor lists a Sector 45 station directly after Millennium City Centre, in Wikipedia's station order. Wikipedia reports civil work began in November 2025 and Phase 1 stations are projected to open in 2028; UNI reported only 3.3% physical progress as of June 2026; and the Tribune reported at the February 2024 foundation-stone event a four-year completion target. Indian Infrastructure notes the initial stretch from Millennium City Centre to Sector 9 involves roughly 3,000 piles and about 750 pillars. A buyer should model the metro as a possible late-decade benefit and make sure the home is liveable without it.

Cost figures conflict between sources (₹5,450 crore per The Tribune; ₹4,556.53 crore per Wikipedia), which is one reason we avoid quoting an official figure as settled.

Schools, hospitals and markets

School directories place Delhi Public School in Sector 45 (Urban Estate), with Manav Rachna and Amity international schools in adjacent Sector 46. RealtyHunting describes schools, hospitals and markets as established and points to the Sector 46-47 commercial areas and the Sohna Road malls and offices as minutes away. For tertiary care, Fortis Memorial Research Institute (Sector 44, opposite Huda City Centre) and Medanta (Sector 38) are both reachable by road.

Downsides to weigh

  • Age: stock is typically 15-25 years old, and the source suggests ₹12-20 lakh for renovation. Get a structural and plumbing inspection.
  • Construction variance: development was plot by plot, so quality differs between neighbouring floors.
  • Approvals: confirm the stilt-plus-four approvals and any fourth-floor registration before paying.
  • Traffic: Sohna Road congestion at peak hours is the recurring complaint across the belt.
  • Metro construction itself: if you buy near the alignment, expect years of barricading, dust and diversion before any benefit.

Who it suits, and our view

Sector 45 suits end-users in the ₹1.6-2.5 crore band who want an established neighbourhood with schools and Sohna Road access, and who can accept an older floor. It suits less well those who want an amenity-rich gated society or a metro they can walk to now.

Our view: the discount to Sector 46 is the main attraction and it is real in the asking data. The metro is a genuine but distant upside. Buy on the strength of the floor, the plot and the approvals, with the corridor as a bonus.
