Malleshwaram is one of Bengaluru's oldest planned neighbourhoods. Per Wikipedia, it was founded in 1889 as a planned layout under the Wadiyar dynasty, covering an initial 291 acres, and grew rapidly after the 1896 plague. Today it spans about 3.95 sq km with a 2020 population of 99,625, borders Rajajinagar, Yeshwanthpur, Seshadripuram and Palace Guttahalli, and is known for its temples, markets, the Indian Institute of Science and Sankey Tank.
For a buyer, the headline is that it is a mature, expensive and largely built-out neighbourhood. That changes how you should read prices and risk.
Connectivity
- Green Line: Wikipedia lists Sampige Road, Sandal Soap Factory and Srirampura stations as serving the area, with Mahalakshmi and Mahakavi Kuvempu Road adjacent. Majestic, the interchange with the Purple Line, is a short ride away.
- Kempegowda Bus Station is nearby, according to Wikipedia.
- Pink Line: not on this side. As of 6 October 2026 it had not started services on its first elevated section in the south (per NativePlanet).
Schools, hospitals, shopping
- Education: the Indian Institute of Science, Mysore Education Society Kishora Kendra School, a Government First Grade College and the Institute of Wood Science and Technology (per Wikipedia).
- Healthcare: Manipal Northside Hospital on 11th Main Road, Malleswaram, and a Cloudnine branch are listed in the area; Manipal Hospital Yeshwantpur is nearby.
- Shopping and landmarks: Mantri Square and Orion Mall, Bengaluru World Trade Center, Kadu Malleshwara Temple, Sankey Tank and the annual Kadalekai Parishe in mid-November.
Housing stock: heritage plots and small apartment buildings
Malleshwaram is dominated by older independent houses, many on plots from the original layout, and by small, older apartment buildings of a few floors. Large branded townships are essentially absent because land parcels are small and fragmented. When new apartments appear, they usually come through redevelopment of an old house or a joint-development agreement with the plot owner.
We did not find a Property Point-listed project in Malleshwaram, and we do not want to name projects we cannot verify. That is itself informative: the available stock is mostly resale or small-builder redevelopment.
Prices: wide ranges, so check the building
Homebazaar's May 2026 table lists Malleshwaram at about ₹15,850 per sq ft (indicative asking rate). Squareyards project pages show older apartment buildings with estimated rates in a lower band during Q1 2026: MSIL apartments moved from ₹11,850 to ₹13,600 per sq ft, Prathamesh Apartments from ₹11,850 to ₹13,900, and Poorvi and Yethiraj Apartments from ₹12,300 to ₹14,300. Those are portal estimates for specific resale buildings, with the portal showing rises of about 15-17% during Q1 2026; we treat them as indicative, not as transaction prices.
The takeaway is that a quoted locality average can mislead. Compare the exact building's recent registered transactions and the guidance value before you negotiate.
Pros
- A planned, established neighbourhood with strong social and cultural infrastructure.
- Three Green Line stations and quick access to Majestic and the central corridor.
- Institutional neighbours such as IISc and large public green space at Sankey Tank.
- Scarcity of new supply helps support values over the long term, though that is a tendency, not a guarantee.
Cons and risks
- Limited choice and little new stock, so you will often be buying a resale flat or a redeveloped small building.
- Redevelopment and joint-development risk on older houses: check title, owner agreements, approved plans and the occupancy certificate.
- Congested streets, tight parking.
- Old khata issues exist in any older neighbourhood; confirm A-khata and tax records. Banks may not finance B-khata assets (per Vault Proptech).
Who it suits, and our verdict
Malleshwaram suits families who prioritise tradition, walkability and institutions over modern amenities, and who can afford the premium. It is a poor choice if you want a clubhouse, a pool and lots of parking. Our view: a high-quality locality where the quality of the specific building and its paperwork matter more than almost anywhere else in the city.
