Updated 27 October 2026. We read the TNRERA entry, Ashiana's project page and earlier reports on the project, and set out sizes, prices per sq ft, timelines and the checks specific to senior living.

- Whole project: 18 acres, about 4.8 acres of green area, about 13 lakh sq ft saleable, 1,114 homes in 13 towers (Ashiana Housing).
- Phase I: TN/35/Building/0046/2024, 258 homes, possession 30 September 2028 (Ashiana Housing; PropNewsTime, March 2024).
- Phase II: TNRERA/35/BLG/0290/2025, under construction (Ashiana Housing).
- Phase III: 168 homes, about 15% of the planned total, our arithmetic.
- Original plan: a ₹400 crore project built in five phases over about eight years, each phase taking about 2 to 2.5 years; 66% of flats open on three sides and 55% overlook the lake (PropNewsTime, updated 6 March 2024).
- Next door: in August 2025 Ashiana bought 22.71 acres in Mahindra World City from Mahindra World City Developers to build another senior-living project of villas and apartments adjacent to Vatsalya, with about 15 lakh sq ft saleable (Storyboard18, 28 August 2025).
What is the price of Ashiana Vatsalya?
Ashiana publishes all-inclusive price ranges by home type for the project (Ashiana Housing). It does not split them by phase, so ask which apply to Tower 5.
- 1 BHK: 891 sq ft super area, 555 sq ft carpet, ₹76 lakh to ₹89 lakh.
- 2 BHK (two variants): 1,248 sq ft super area, 831–836 sq ft carpet, ₹1.13 crore to ₹1.37 crore.
- 3 BHK: 1,530 sq ft super area, 1,044 sq ft carpet, ₹1.46 crore to ₹1.68 crore.
- Per sq ft of super area: about ₹8,530 to ₹10,980 across types; per sq ft of carpet, a 1 BHK at ₹76 lakh works out to about ₹13,700, our arithmetic.
- Booking: register interest with a token at the sales gallery; booking is 10% of the cost price, subject to availability (Ashiana Housing).
- Ashiana's page also mentions 'registration benefits' of up to ₹4.23 lakh; ask what they are and whether they apply to Phase III.
Who can buy, and who can live there?
Ashiana states that buyers must be Indian citizens above 55, with priority for families without dependent children who want independent senior living (Ashiana Housing). If you are buying for parents, ask whether the purchase can be in your name with your parents as residents, and what the resale rules are, since resale is limited to eligible buyers in most senior-living projects.
Senior-care features and amenities
- Design: grab rails, skid-resistant tiles, arthritis-friendly fittings, rounded wall edges, wheelchair access, LED-indicator switches, a night lamp in the master bedroom and seating in lift lobbies (Ashiana Housing).
- Care and safety: 24/7 medical facilities and an emergency response system, high walls, guarded gates, CCTV and trained staff living on site (Ashiana Housing).
- Amenities across the project: a 42,000 sq ft clubhouse, dining hall, pool and jacuzzi, indoor badminton, gym, library, departmental store, lawn tennis, lakeside walking trails and a daycare (Ashiana Housing). Ashiana notes that facilities are delivered phase by phase.
Location: how far is Ashiana Vatsalya from Chennai?
The project is inside Mahindra World City at Paranur, Chengalpattu taluk (TNRERA register). Ashiana gives the distance to Chennai airport as about 35 km (Ashiana Housing). It is a self-contained address: residents rely on the community's own dining, medical room and transport more than on the city. If regular visits to a specific hospital matter, time that drive at peak hours before booking.
What to check before booking
- Open TNRERA/35/BLG/0294/2026 on rera.tn.gov.in and confirm Tower 5's 168 homes and the 31 December 2029 date.
- Ask for the monthly service and food charges in writing; Ashiana's page lists a maintenance agreement but not the amount.
- Ask which Phase III amenities open with Tower 5 and which come later.
- Read the resale, rental and transfer-on-death clauses; heirs who are under 55 may not be able to live in the home.
