Rajanukunte lies about 20 km north of Hebbal on the Yelahanka-Doddaballapur Road, past the point where Bengaluru's city services thin out. A property-site summary describes good links to Yelahanka Junction, Yelahanka and Kodigehalli stations and a drive of about 38 minutes to the airport via the NH-7 service road. It is a value location, and, like most value locations, it depends on infrastructure that has not been built yet.
Prices: sources that do not agree
Price data for Rajanukunte is unreliable, and the discrepancies are instructive. One property-site summary cites an average listing of about ₹10,740 per sq ft with projects from ₹35.99 lakh at ₹13,280 per sq ft; another, Square Yards, shows a villa-skewed average of ₹22,500 per sq ft across a ₹19 lakh to ₹55 crore range. These mix very different property types. OneCity Property's Yelahanka guide places the Doddaballapura Road budget segment at ₹45-70 lakh for a 2 BHK, and its Doddaballapur Road guide puts the corridor 30-40% below Hebbal and Yelahanka.
On Property Point, Shriram Serenity (Rajanukunte, Yelahanka) is listed at ₹78.28 lakh-₹1.19 crore for 2-3 BHK, under construction, possession July 2029, and Sobha Chartered Birdsong plots on the Yelahanka-Doddaballapur Road are listed at ₹84 lakh-₹2.4 crore. These are developer-listed base prices.
Schools, hospitals and amenities
Square Yards lists Bangalore Scottish School, National Public School, Canadian International School, Ryan International School, Stonehill International School, Delhi Public School North and Presidency School among the schools in range, and Sri Maruthi, Janapriya, Sanjeevini and Renuka hospitals. Another summary names Navachethana, Omega, Shushrusha and Ashwini hospitals within about 20 minutes. Several of these are in Yelahanka rather than in Rajanukunte itself, so check real travel time at school-run hours.
Connectivity: the rail story
Rajanukunte's most credible transit upgrade is rail rather than metro. OneCity's suburban-rail guide (23 August 2026) lists the Kanaka corridor, Heelalige to Rajanukunte at about 46.9 km, at roughly 10% progress, with the contractor having exited and re-tendering under way. It reports that L&T terminated two corridor contracts on 31 July 2025 citing inadequate land handover, that the original October 2025 deadline was missed, and that the revised timeline is around 2028. A Deccan Herald headline separately records a Bettahalasuru-Rajanukunte 6.14 km line being declared a Special Railway Project.
In practice that means: do not buy on the promise of a suburban train. The Blue Line's Yelahanka station is the nearer metro access point, and Business Today (6 August 2026) has the line 72% complete with an end-2027 target. Square Yards lists the nearest metro as Yeshwanthpur at 20 km, which is the correct present-day reference.

- Water supply is inconsistent beyond Rajanukunte on this corridor, per OneCity's Doddaballapur Road guide; confirm the source for any project.
- Distance from the city's job centres, which raises commuting cost and limits resale demand.
- Mixed jurisdiction across the corridor; confirm the approving authority and khata type.
Who it suits
First-time buyers with a tight budget who work on the Yelahanka-Doddaballapur belt or can work remotely, and long-horizon plot buyers who can verify title. It is a poor fit for buyers wanting short commutes or a quick resale.
Our view
Rajanukunte can make sense on price, but the savings are the market's way of pricing distance and execution risk. Prefer ready or nearly complete homes from developers with a record, avoid paying for transit that is not funded and under construction, and compare the all-in monthly cost, including commute, against a nearer location.
